As a Development/Financial Analyst at Fairmount Properties, you will be assisting with the underwriting and other financial analysis of some of the most sophisticated and impactful mixed-use districts being developed anywhere in the country. Your projects will include financial modeling, monitoring, due diligence, reporting, and coordination of related workstreams, both internally and externally.

Essential Duties and Responsibilities

  • Conduct comprehensive financial analyses, including the creation of detailed pro forma and financial models, feasibility models, cash flow analysis, return assessment, and sensitivity analysis for development projects, investment opportunities, operating properties, acquisitions, dispositions, financing transactions, and other ad hoc research as requested.
  • Develop and analyze reports that identify key financial and operating metrics (IRRs, LIRRs, cash-on-cash, yield, occupancy, leasing activity, rent, operating margins, estimates of asset value, etc.)
  • Assist in the preparation of periodic status reports.
  • Analyze property-level operating budgets, capital plans, re-forecasts, and cash flow assumptions.
  • Prepare, participate in, or otherwise assist with draw requests and other deliverables for the companys debt and equity counterparties.
  • Assist in the coordination of transaction management and financial due diligence related to acquisitions, dispositions, and other potential investments.
  • Conduct thorough rent studies, and market research, and create actionable lease comparable tables and maps, contributing to essential research and analysis for real estate transactions.
  • Maintain and update company presentations for effective communication with various stakeholders.
  • Assist in creating narrative development memoranda, reports, market summaries, marketing materials, and presentations for investors, lenders, and partners.
  • Stay abreast of industry trends and best practices, relating to the companys financial operations.
  • Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks.
  • Other duties as needed and assigned.

Specific Qualifications

  • Bachelors degree with a focus in finance, real estate, or related field
  • 3-5 years of related experience
  • Advanced abilities in Microsoft Excel; ARGUS experience preferred; proficient in other Microsoft Office tools and other real estate industry tools
  • Strong financial background with the ability to underwrite and build relationships with key parties
  • Self-motivation, self-direction, and capability to work independently
  • Ability to work well under pressure with multiple competing deadlines
  • Strong written and oral communication skills
  • High degree of integrity
