Responsibilities:

  • Assist in daily operations and maintenance of mechanical, electrical, and plumbing systems, along with general building maintenance.
  • Supervise maintenance staff, assign tasks, and oversee projects as needed.
  • Conduct preventive maintenance tasks such as filter changes, motor lubrication, and lamp replacements, following equipment manufacturers' recommendations.
  • Continuously suggest improvements to the preventive maintenance program.
  • Develop and uphold effective building-specific maintenance procedures.
  • Coordinate maintenance activities with external contractors and vendors.
  • Manage inventory effectively.
  • Respond promptly to emergencies and tenant concerns, ensuring safety and compliance with regulations.
  • Provide monthly reports to the management team on building operations.
  • Complete all required safety training sessions.
  • Perform other related tasks as necessary.

Requirements:

  • 5+ years of relevant trade experience in commercial property MEP systems operation and maintenance.
  • Technical education and certifications in Mechanical, Electrical, and Plumbing (MEP) operation and maintenance.
  • Proficiency in maintaining various equipment such as chillers, boilers, HVAC systems, fire sprinklers, and more.
  • Ability to diagnose and troubleshoot MEP system malfunctions preemptively.
  • Strong communication and leadership skills.
  • State HVAC license preferred, but not mandatory.
  • Valid state driver's license.
  • Basic computing skills in Outlook, Excel, and Word, including familiarity with computerized Work Order Systems
