Stakkd Companies focuses on the development of Self-Storage Facilities, Industrial ARSR Cold Storage, and Ambient Storage Warehouses (Stakkd Storage) that is supported by a vertically integrated manufacturing operation that designs, manufactures and installs palletized and mini-load rack systems (Stakkd Rack). Stakkd is seeking an entrepreneurial and ambitious Development Manager (DM) to spearhead the growth of our self storage and next-generation industrial and cold storage platform. This ground-floor opportunity offers the chance to shape and expand a development practice with the support of a well-established, robust real estate platform, offering access to a multitude of markets, a strong capital markets team, and infrastructure to support corporate administration. As DM, the primary focus will be sourcing and cultivating a pipeline of development deal flow in tandem with leveraging and expanding joint ventures, tenant and broker relationships.

As a key member of our team, the DM will also collaborate with Stakkd's Automation Division, providing exposure to innovative technologies and automation solutions for industrial and cold storage facilities.

Essential Position Functions

  • Execute Stakkd's current self-storage, industrial and cold storage development pipeline and grow and source new development opportunities
  • Partner with the CEO to define strategy, JV partners, opportunities, and annual development goals.
  • Alongside CEO, build, manage and work with strategic partnerships and joint ventures with tenants, developers, contractors, system integrators, and other stakeholders.
  • Research site location costs (i.e. impact fees, building permits, insurance, and tax implication.)
  • Analyze, identify, and obtain control of key development sites in the market(s).
  • Serve as the primary liaison between preconstruction, design, and development team and partners, ensuring project alignment with budget and development vision.
  • Collaborate with leasing brokers and property managers to ensure the successful leasing of properties in line with approved pro forma.
  • Ensure that approved projects meet or exceed financial returns through diligent management of construction, leasing, and operational execution.
  • Lead underwriting strategy and deal negotiation of new projects.
  • Plan, organize, and conduct regular project meetings in concert with the contractor and design team.
  • Collaborate with Financial Analyst(s) to ensure the accuracy of finance packages, market studies, proposals, and RFQ/RFP submissions.
  • Knowledge and exposure in understanding cold storage, industrial and warehouse tenants' needs and optimal designs for tenants, including material handling and warehouse automation.
  • Understand trends in self-storage, logistics, warehousing, cold storage, and material handling automation (including AS/RS) as it relates to the development and leasing of properties.
  • Maintain in-depth knowledge of market trends, opportunities, and competitive landscape in selected markets.
  • Other duties as assigned.
Requirements
  • Bachelor's degree or equivalent, ideally specializing in business, real estate, finance, engineering or urban planning is required (advanced degree preferred).
  • Previous work experience in real estate development, investment, planning, or construction, ideally with a focus on cold storage or industrial projects.
  • Familiarity with cold storage, warehouse and industrial tenant needs, familiarity with warehouse automation a plus.
  • Must be an analytical, creative problem solver and critical thinker.
  • Must have a keen attention to detail and accuracy.
  • Must have excellent organizational, time management, and planning skills.
  • Valid driver's license.
  • Willingness to travel as needed.
