The SBA Loan Packager and Closer will ensure compliance with SBA requirements as well as recognize and proactively resolve problems in the closing process to ensure accuracy and completion of all necessary loan documents. The SBA Loan Packager and Closer will work closely with the Director of SBA Lending, the SBA Credit Officer, lenders, attorneys, and other third-parties throughout the closing process to ensure the completeness and accuracy of all information.

Responsibilities

  1. Prepares early disclosures.
  2. Contacts title companies for estimated fees.
  3. Orders flood certificates and follows flood procedures when a property is in a flood zone.
  4. Orders title work and corresponds with the title company in coordinating the closing.
  5. Prepares appraisal engagement letters and orders appraisal reviews as requested.
  6. Reviews and approves HUD.
  7. Prepares order sheet and provides attorney with required items to order loan documents.
  8. Calculates funding amounts, sends required items to Note Department for booking, and inputs wire information into wire system.
  9. Reviews and prepares final closing package and ships to Lubbock credit department.
  10. Prepares closing checklists and works directly with borrower to collect required documents.
  11. Communicate regularly with borrower to answer questions to ensure understanding of loan process.
  12. Works directly with outside counsel to prepare closing documents.
  13. Reviews all documentation collected to ensure all loan requirements are met prior to closing.
  14. Reviews and approves settlement statements prior to loan closing.
  15. Reviews and documents borrower's equity requirements.
  16. Prepares SBA 7a loan package, obtains SBA approval and prepares SBA 7a authorization to meet bank loan approval requirements (when applicable).
  17. Funds loan draws in accordance with the SBA and bank required documentation.
  18. Participates in weekly closing and pipeline meetings.
  19. Performs other duties as assigned.


Qualifications

  • High School diploma, general education degree (GED), or equivalent required.
  • 2 or more years of experience in closing commercial and/or SBA loans required. Previous experience closing SBA Loans in a bank environment strongly preferred.
  • Knowledge of real estate loan documentation and flood regulations required.
  • Excellent verbal, written and interpersonal communication skills with the ability to interact with all levels of customers, clients, and Bank personnel.
  • Excellent PC skills, including word processing and spreadsheets via Microsoft Office products as well as custom applications and systems.
  • Excellent time management, organizational, and problem-solving skills with the ability to multi-task and work in a deadline-driven environment.
  • Must be self-motivated with strong attention to detail and high level of accountability.
