Natick, MA. In this role, you will be responsible for the day to day community operations, including maintaining community curb appeal, move ins, leasing, move outs and the resident journey. You will provide quality control functions, assist in coordination of subcontracted activities, and/or assist with training and coaching of maintenance staff. At least 80% of the time, you will be responsible for performing maintenance functions in the community, including rental units, office buildings, residential areas, grounds and parking lots. You will perform general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems and equipment. Additionally, you will be responsible for day to day relationship management with government partners, and you will work closely with the Maintenance Solution Center, Marketing and Communications Manager, and Maintenance staff. Responsibilities

Conduct move out assessments with departing residents and assess any charge for damages. Administer move-in paperwork and home inspections with residents. Serve as the face of The Cadence Communities at Fort Buchanan. Conduct neighborhood tours and home showings for qualified potential residents. Assist in the inspections of vacant homes and takes appropriate action to prepare the for rent-ready status. Resolve and address resident

questions, complaints, disputes and other issues. Primary escalation point for community management operations. Responsible for monitoring curb appeal throughout the community and office and maintaining the cleanliness, housekeeping and general appearance of the office, amenities, models and common areas of the property including trash pick up and enforcing community standards. Actively lead in the organization and execution of company-sponsored resident events including social events, educational classes and community programs. Respond to service calls, complete COM work and other property maintenance requirements. Provide maintenance of property. Transport, install and connect stoves, refrigerators, dishwashers and other electrical and gas appliances. On-call emergency repairs and completes repairs as directed by immediate supervisor or other organization management representatives. Resolution of any maintenance related issueswith residents concerning maintenance department and condition of the home. Must be able to handle issues of a more sensitive nature requiring a higher level of customer service skills. Performquality controlfunctions for other team members’ work or subcontracted work. Responsible formanaging relationships with government partners and leadership. Ensure efficient communication with Government partner of pertinent information. Serve as liaison with Installation agencies and leadership. Participate in hire, termination, and progressive discipline formaintenance staff. Supervise General Maintenance Technicians. May conduct quarterly and annual performance reviews for all direct reports. Responsible for overseeing petty cash, creating and managing purchasing functions and other financial functions. Ensurecompliancewith state, federal and military and company policies and procedures. Ensure compliance with contract specifications and company policies and procedures. Requirements

High school diploma or GED equivalent. 3-5 years of relevant work experience. A current vehicle license in good standing and ability meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Direct experience in a maintenance supervisor position. Ability to demonstrate advanced competency in carpentry, plumbing, and electrical trades. Experience with computer systems, particularly Microsoft Office applications. Outstanding verbal and written communication skills. Excellent customer service skills. Ability to plan, organize and prioritize work and work to deadlines and ability to manage multiple assignments and tasks. Ability to address and resolve conflict. Leadership skills and an ability to effectively mentor and train other employees. Comfortable with resident communication and resident facing functions. Ability to adapt successfully to changing situations and environments. Sound judgement and discretion. Preferred Qualifications

Vocational or technical training in HVAC, carpentry, or electric work. EPA, electric, appliance, or general contractor certifications.
