About the Job

Mitigation Investment Holdings (MIH) has an immediate opening for a Land Manager to join our team. We have some exciting projects in the pipeline, with more on the horizon You will identify and help the MIH team source land for new projects in North and South Dakota. Our Land Manager develops positive relationships with landowners, regulatory agencies, consultants, and land trusts. This position is expected to demonstrate strong organizational skills, financial acumen, independent problem-solving, and practical communication skills. The ideal candidate will reside in North Dakota, South Dakota, or in a neighboring state within a reasonable commuting distance. Near Sioux Falls, SD and Fargo, ND are preferred geographies for this role.

What You Will Do

The Land Manager will lead, guide, and support the MIH Land acquisition efforts through identifying, vetting, negotiating, and executing land deals consistent with the MIH strategic plan and site selection criteria in our North and South Dakota operational areas. Land acquisition deals include securing conservation easements and fee-simple purchases of land. The collaborative nature of MIH projects requires the Land Manager to be involved throughout the project lifespan to ensure successful implementation and fulfillment of landowner commitments. The successful Land Manager will contribute in the following ways:

  • Work with internal staff for site identification, landowner contact, and negotiation to secure land for projects.
  • Develop meaningful & productive cross-functional relationships with our Sales, Project Management, Design, and Leadership teams.
  • Expand our land pipeline in North and South Dakota by continually searching for land deals using various methods and tools, including professional networking.
  • Establish and maintain trusted relationships with a network of land brokers, land developers, landowners, agricultural professionals, and other local market centers of influence.
  • Negotiate and secure advantageous prices and terms on properties in support of our business objectives.
  • Prepare option agreements, purchase contracts, and other related legal documents with internal legal professionals.
  • Work directly with the Leadership Team to develop project financial models.
  • Maintain CRM/land database (Salesforce) with pertinent data in accordance with our best-practices.
  • Track and communicate marketplace dynamics and competitor activities.

Ideal Candidates

  • Minimum five years of experience in a related field.
  • Diverse educational background welcome (e.g., Sales, Business, Ag Business, Environmental Sciences, Communications, etc.).
  • Strong interpersonal, verbal, and written communication skills.
  • Proficiency with Excel and other Microsoft Office software products. Sales Force CRM experience preferred.
  • Proven detail orientation and the ability to thrive in a fast-paced environment where multi-tasking is critical.
  • Proven ability to successfully manage multiple projects simultaneously.
  • Demonstrated ability to collaborate and work in a cross-functional team environment.
  • Ability to traverse rugged terrain to perform site visits/reviews, with or without reasonable accommodation.
  • Ability to operate a motor vehicle and comply with Company safety policies.
  • Ability to travel frequently with possible extended overnight stays.
