Description
We are seeking a dynamic and experienced professional to lead our maintenance operations across a portfolio of senior living communities. As the Senior Director of Maintenance Operations, you will play a crucial role in ensuring the safety, comfort, and overall well-being of our residents by overseeing a team of maintenance technicians and implementing efficient and effective maintenance strategies.
Responsibilities:
Leadership and Strategy:
Provide visionary leadership to a team of maintenance professionals, fostering a culture of excellence, collaboration, and continuous improvement.
Develop and execute comprehensive maintenance strategies aligned with the organization's goals and values.
Set clear objectives, performance standards, and KPIs for the maintenance team to ensure the highest level of service delivery.
Oversee maintenance operations for a diverse portfolio of senior living communities, ensuring consistent adherence to quality standards and regulatory requirements.
Monitor and evaluate the condition of physical assets, identifying areas for improvement and implementing preventive maintenance measures.
Collaborate with community managers and other relevant stakeholders to prioritize and address maintenance needs.
Team Development:
Recruit, train, and mentor maintenance technicians, fostering their professional growth and skill development.
Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for training and development.
Budget and Resource Management:
Develop and manage maintenance budgets, ensuring cost-effective allocation of resources while maintaining high service standards.
Identify opportunities for cost savings, process efficiencies, and vendor negotiations.
Regulatory Compliance:
Stay current with local, state, and federal regulations pertaining to senior living communities and maintenance operations.
Ensure all maintenance activities and procedures are in compliance with relevant regulations and safety standards.
Vendor and Contractor Management:
Collaborate with procurement teams to source and manage vendor relationships for maintenance supplies, equipment, and services.
Evaluate contractor performance, negotiate contracts, and monitor service quality and delivery.
Crisis Management:
Develop and implement emergency response plans to address unexpected maintenance issues, ensuring minimal disruption to residents' lives.
Qualifications:
Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field (Master's degree preferred).
Proven experience in a senior leadership role overseeing maintenance operations in a multi-site environment, preferably in senior living communities.
Strong knowledge of building systems, maintenance best practices, and regulatory compliance.
Excellent leadership, communication, and interpersonal skills.
Ability to manage and inspire a diverse team of maintenance professionals.
Proficiency in budgeting, resource allocation, and vendor management.
Problem-solving mindset with the ability to make strategic decisions under pressure.
Familiarity with relevant software tools and systems.
