We are seeking a full-time Director of Operations to oversee the operations team within the ARS portfolio. Job Summary: As the Director of Operations for our affordable senior housing properties, you will play a pivotal role in the management and strategic direction of our communities. You will be responsible for overseeing the day-to-day operations, driving operational efficiency, and maintaining compliance with all relevant regulations and standards. Additionally, you will lead departments responsible for property management, maintenance, finance, and compliance, while fostering a culture of excellence and ensuring that our residents receive the highest level of care and support. Key Responsibilities: Strategic Planning: Develop and implement strategic plans to achieve organizational objectives and enhance the quality-of-service delivery. Operational Oversight: Provide leadership and guidance to property managers and support staff, ensuring efficient and effective day-to-day operations. Compliance Management: Ensure compliance with all relevant regulations, including HUD guidelines, IHDA guidelines, Fair Housing laws, and local ordinances. Financial Management: Oversee budgeting, financial forecasting, and expense management to optimize financial performance and maximize ROI. Tenant Relations: Foster positive relationships with residents, addressing concerns and ensuring their needs are met in a timely and professional manner. Maintenance and Facilities Management: Coordinate maintenance activities, prioritize repairs and upgrades, and ensure that properties are well-maintained and safe for residents. Staff Development: Recruit, train, and develop staff members, providing ongoing support and mentorship to foster professional growth and enhance performance. Risk Management: Identify and mitigate operational risks, implementing measures to safeguard the well-being of residents and protect the company's assets. Site Management: Visit sites regularly to monitor ongoing issues at all communities. Contract/Vendor Management: Manage relationships with vendors and negotiate contracts with suppliers to secure favorable terms and pricing, contributing to the organization's financial health Performance Evaluation: Establish performance metrics and KPIs to evaluate the effectiveness of operations and drive continuous improvement initiatives. Qualifications: Bachelor’s degree in business administration, Real Estate Management, or related field. Minimum of 5 years of experience in property management, with a focus on affordable housing. Strong knowledge of HUD regulations, Fair Housing laws, and other relevant compliance requirements. Proven leadership abilities with the ability to inspire and motivate teams to achieve excellence. Excellent communication and interpersonal skills, with the ability to interact effectively with residents, staff, and stakeholders. Strong analytical and problem-solving skills, with the ability to make sound decisions in a fast-paced environment. Proficiency in property management software and Microsoft Office Suite.
