Project Manager Reports to / Supervised by:

Salaried Summary of Major Accountabilities: Oversees all ongoing projects of the company including staffing allocations, crew allocation and administration, quality control and resolution, materials and supplies acquisition, mobilization and logistics, vehicle maintenance and support, field training, and jobsite security. Implements safety standards (eg. policies, procedures, protective gear, etc.) to protect field workers. Ensures adherence to all regulatory (i.e. OSHA, EP, HAZMAT) standards and procedures for licensing and/or certification and promptly handles any compliance deviations. Assists the President in the development and implementation of standards, policies, and procedures to maximize profit with allocated resources. Supervises: Foreman / Field Superintendents

Compensation: $95 – $110K annually

Minimum and Preferred Job Requirements Education: Required –

General Educational Diploma or equivalent work experience Preferred –

Valid Driver’s License Experience: Required –

1 to 3 years project management experience or experience dealing with large general contractors for multi-unit residential and commercial properties; ability to converse in framing, sheetrock, and taping terminology. Preferred –

5+ year experience in project management / general construction administration with specific experience in drywall installation; previous project manager experience. Physical, Mental, Environmental

Job-Specific Competencies and Skills

Competency:

Project Coordination and Oversight Oversees that all projects are consistent with the specification, schedule, budgets, and requirements of each project contract. Coordinates timely material and supply acquisition for all ongoing projects, ensures their utilization, and bills accordingly. Oversees proper and timely receipt of all equipment at the job site and monitors usage against budget. In cooperation with site Foreman, submits change order request and additional pricing for change in scope of work to fulfill client’s need, tracks the authorization process, and schedules and completes the change in work. Troubleshoots any irregular operations or problems in the field and develops and implements alternative action plans to complete the job to the satisfaction of the client. Implements Company’s policy regarding the purchasing function and develops and maintains vendor/supplier relationships. Ensures the crew labor hours and overtime are consistent with ongoing scope of work and that labor dollars are kept within budget. Competency:

Budget Tracking and Analysis Routinely tracks project expenses, labor costs, and material purchases against budget allocations. Verifies vendor invoices against budget. Manages change order material pricing with vendors. Collaborates with Foreman to analyze budget variances and identify cost-saving opportunities. Prepare financial reports and forecasts to inform project decision-making. Develops, implements, and schedules the Company’s orientation and training programs (internal and those conducted by outside vendors) to improve employees’ knowledge and practice in framing, sheetrock, and taping. Hires all job Foremen and field personnel and ensures that they are given proper orientation to job expectations, work requirements, procedures, and tools with appropriate documentation in their individual employee record. Oversees all crew scheduling to ensure timely work completion in compliance with contractual agreement, customer satisfaction, and budget parameters. Periodically reviews employee time tracking to ensure compliance with the Company’s policy and procedure and oversees and tracks the overtime approval process. Competency:

Safety and Regulatory Compliance Develops and implements the Company’s Safety Program in compliance with all federal, state, and local laws and regulations, and ensures that employees are trained in these areas (eg. OSHA, EPA, HAZMAT, Workman’s Compensation, etc.) Implements the appropriate documentation for specific regulatory requirements as needed (i.e. logs, certifications, vehicle compliance forms, accident and incident reports for insurance and liability purposes, etc.) Competency:

Quality Management Facilitates weekly quality assurance inspections and walkthrough to ensure work meets specified standards. Documents and reports any deficiencies or non-conformances for corrective action in plan grid. Explores and implements quality improvement processes and procedures.
