Position Overview: The Tenant Improvement (TI) Commercial Superintendent will oversee the daily operations of commercial tenant improvement projects, ensuring that all construction activities are completed on time, within budget, and to the highest quality standards. This role requires extensive experience in managing commercial interior build-outs, renovations, and remodels, with a strong focus on tenant improvement projects.

Key Responsibilities:

  • Project Oversight:
  • Manage and oversee all on-site activities related to tenant improvement projects, including scheduling, supervision, and coordination of subcontractors, vendors, and trades.
  • Ensure that all work is performed in accordance with project plans, specifications, and local building codes.
  • Conduct daily site inspections to monitor progress and ensure compliance with safety and quality standards.
  • Scheduling and Coordination:
  • Develop and maintain project schedules, coordinating with the Project Manager and subcontractors to ensure timely completion of each phase.
  • Coordinate the delivery and installation of materials, equipment, and fixtures to ensure smooth workflow and avoid delays.
  • Resolve any on-site issues or conflicts that may arise, ensuring minimal disruption to the project timeline.
  • Quality Control and Safety:
  • Implement and enforce quality control measures to ensure that all work meets or exceeds client expectations and industry standards.
  • Conduct regular safety meetings and ensure that all workers adhere to safety protocols and OSHA regulations.
  • Address any safety concerns promptly and take corrective actions as needed to maintain a safe work environment.
  • Client and Stakeholder Communication:
  • Serve as the primary point of contact on-site for clients, property managers, and other stakeholders, providing regular updates on project status.
  • Communicate effectively with the Project Manager to relay any changes, concerns, or issues that may affect the projects progress or budget.
  • Ensure that tenant needs and requirements are met throughout the construction process, providing excellent customer service.
  • Documentation and Reporting:
  • Maintain accurate and up-to-date project documentation, including daily reports, time sheets, change orders, and material logs.
  • Submit regular progress reports to the Project Manager and senior management, highlighting any potential risks or delays.
  • Ensure that all project closeout documentation is completed and submitted to the client, including warranties, manuals, and as-built drawings.
  • Team Leadership:
  • Lead and mentor on-site construction teams, fostering a collaborative and efficient work environment.
  • Provide guidance and support to foremen, subcontractors, and laborers, ensuring that all team members are aligned with project goals.
  • Conduct performance evaluations and provide feedback to improve team performance and productivity.

Qualifications:

  • Minimum of 3+ years of experience as a Superintendent, with a focus on commercial tenant improvement projects.
  • Extensive knowledge of commercial construction methods, materials, and regulations, particularly in tenant improvement.
  • Proven ability to manage multiple projects simultaneously while maintaining a high level of quality and attention to detail.
  • Strong leadership and communication skills, with the ability to effectively manage and motivate on-site teams.
  • Proficient in construction management software (e.g., Procore, PlanGrid) and Microsoft Office Suite.
  • OSHA 30 certification or equivalent is preferred.
  • Bachelors degree in Construction Management, Engineering, or a related field is preferred but not required.
