EDENS is retail real estate owner, operator and developer of 100 open-air retail and mixed-used places from Boston down to Miami, Denver, Texas and the West Coast, including Seattle and California. PROGRAM DESCRIPTION:

The Financial Management Program is a three-year program, based in our Columbia, South Carolina office. The program is designed to give participants broad exposure to key areas within the Company. Analysts develop in-depth financial modeling, deal flow and negotiation skills in a fast-paced, deadline-driven environment.

The program facilitates integrated, hands-on experiences with exposure to all departments in the company. Analysts work on projects spanning across many different departments and potentially across multiple offices to gain maximum exposure to the finance and real estate worlds. The program begins in our Columbia office for finance, capital markets, and investments training.

After successful completion of the three-year program, Analysts will be eligible for promotion to Associate in one of several areas, such as Capital Markets, Investment Management, Development or Leasing. EDENS will actively support the successful Analyst's career development and advancement during and after the program. Analyst start the program in our Columbia, SC office for 1-2 years for training before relocating to another office in the portfolio including Boston, Washington DC, Atlanta, Columbia, Miami, Dallas, and Denver.

While in the program, Analysts will work closely with executive management as well as various teams in order to provide analytics, research and executive support. The program will be tailored to each individual based on skills and interests. EDENS recognizes that candidates for FMP come from diverse academic backgrounds and will provide the necessary training in finance, commercial real estate and excel that is needed to be successful in the role. Potential projects will be in Finance & Capital Markets, Investments, and Development which could include Leasing and Marketing. During the program, Analysts will have exposure to and may work in the following areas:

  • Finance & Capital Markets
    • Investor Relations:
      • Quarterly financial reports
      • Board of Directors presentations
      • Quarterly corporate appraisals
    • Equity and Debt Financing:
      • Joint venture structuring and financing
      • Entity level private equity placements
      • Corporate debt, including private placements and unsecured syndicated bank debt
      • Property level secured debt
  • Investments:
    • Corporate and portfolio-level transactions:
      • Public or private M&A or large portfolio acquisitions
      • Company strategy and portfolio allocation
      • Development and maintenance of sophisticated corporate projection models highlighting critical financial performance metrics, including return on capital, projected leverage, cost of capital and income growth
    • Investment management:
      • Regional and property-level strategic planning and Portfolio-level budgeting and quarterly forecasting
      • Redevelopment and leasing decision analysis
      • Shopping center development and redevelopment modeling
      • Acquisition and disposition analysis, underwriting and due diligence
    • Property operations:
      • Sustainability initiatives, projections and analysis
      • Tenant and center-level recoveries and expense metrics
      • Request for Proposals, vendor contracts and annual budgeting
  • Development:
    • Market research and overview
    • Development process including: land acquisition, entitlements, zoning approval, development sales, and vertical construction
    • Project management including pro forma modeling, leasing progress and investor updates
    • Market analysis & networking:
      • Surrounding comparable markets, rates and leasing deals
      • Merchandising lists and lead generation
      • Deal generation, meeting preparation and shopping-center pitch books
    • Deal sourcing & execution:
      • Letters of Intent, business deal term negotiation
      • Planning construction and build-out of tenant spaces
    • Consumers and the retail industry:
      • Research and analysis of consumer trends and their impact on retail
      • Market analysis, including demographics across the EDENS portfolio
      • Retailer growth strategies, performance reviews and future trajectory forecasting
Requirements:
  • BS / BA from a 4-year institution
  • Outstanding verbal and written communication skills
  • Proficiency in word, excel, and PowerPoint preferred
  • Hard-working; self-motivated; capable of effective independent judgment
  • Detail-oriented; organized; able to manage multiple priorities
  • Travel may be required
