Serves as initial point of contact with all prospective customers. Assesses prospect and determines nature of the inquiry and either responds or directs prospect to most appropriate party.2. Assists in the occupancy process from first inquiry to receipt of deposit to move-in in relation to the representation, negotiation, and promotion of the community to that individual.3. Coordinates with pertinent departments and prospective residents on apartment customizations and modifications prior to move-in.4. Fully understands and may be asked to represent documents related to residency.5. Responsible for the professional handling of all incoming inquiries.6. Documents all activities in the CRM/sales management system, in a timely manner, and follows up with all leads.7. Prepares weekly and/or monthly reports. (i.e., Availability; Apartment Releases; Turnover; Sales & Occupancy; Budget-Expense Tracking etc.)8. Prepares sales brochure packets and ensures they are available in the sales models and the sales office.9. Updates collateral materials, completes monthly inventory and tracks whether any changes are needed prior to ordering additional materials.10. Orders supplies as needed. Maintains inventory in the sales office, both sales models and the designated storage lockers.11. Attends all mandatory in-services and those meetings pertaining to position (i.e., sales department meetings etc.) as directed.12. Works with the prospective resident, family members, and key influencers (i.e., physician, attorney, as appropriate) to facilitate a timely and beneficial commitment to the community. 13. Manages the sales process paperwork, documentation etc. in conjunction with the Residency Counselor and director, through first inquiry to receipt of deposit to move-in in relation to the representation, and promotion of the community to that individual. Processes all of the required paperwork timely and accurately.14. Meets all sales team objectives as outlined in the marketing plan.15. Reports to work during established business hours as specified by the Director. This position may require an occasional evening and/or weekend depending on planned department events/functions/tours. Travel expected to be minimal or none.16. Interfaces with prospects to coordinate settlements and manages move-in process and move-out process.17. Keeps updated about relevant operational and company information in order to respond effectively to inquiries from contacts, prospects, family members and residents. Able to effectively respond and convey our "community message".18. Must adhere to guidelines and regulations related to the Fair Housing Act (FHA) and the Americans with Disabilities Act (ADA) in all aspects of the job including sales presentations and marketing materials.19. Experience in sales or hospitality environment a plus.3. Strong written and verbal interpersonal-communication and business-relationship skills.4. Possess strong computer skills: standard office applications such as Word, Excel, and PowerPoint and prior data entry experience.6. Must demonstrate excellent verbal and written communication skills & possess excellent telephone skills. Must be able to generate a warm, friendly, and caring manner on first impression.7.
