Curb Appeal Expert/ Grounds Keeper
**Reports to: Property Manager**
**Summary**: As the Curb Appeal Expert/Porter, you play a significant role in providing the WOW FACTOR of the first impression people will get when seeing your community. Your ability to be flexibility and willingness to provide support where needed is extremely important to the community’s success and a big part of the community’s resident retention program. **Key Responsibilities**:
- Represent the company/community by maintaining a professional appearance and attitude at all times.
- Demonstrate the ability to help when needed and have flexibility to assist with other maintenance needs as requested.
- Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing trash.
- Maintain the pool and pool deck by ensuring it’s kept clean and meets company standards every day.
- Ensure all trash cans are emptied daily from the clubhouse, community amenities and any placed throughout the property.
- Responsible for maintaining pet stations daily, ensure all full waste bags are properly disposed of and the station is refilled with a new waste bag.
- Walk all the entrances/exits to include the street front of the property 2-3 times daily. Be sure to remove all debris and trash.
- Check to ensure all property signage is in good condition including future resident parking, leasing office signage, pool and clubhouse.
- Notate and report any areas of the property that need repair such as parking lot, curbs and buildings to prevent any possible accidents and help maintain curb appeal.
- Walks the leasing office tour path to ensure it is free of all debris, trash, cigarette butts, pet waste, etc.
- Walks the breezeways 2-3 times weekly to ensure they are clean and free from trash, spills and all debris.
- Reports any resident violations, such as pets not being cleaned up after or off their leash, trash outside doors or belongings sitting in breezeways that may cause a hazard for traffic.
- Demonstrates self-motivation and shows the initiative to maintain the property above and beyond company standards.
- Reports any landscaping needs such as, broken sprinkler heads, excessive weeds, dead plants, pest control problems and all areas in need of attention.
- Responsible for reporting any unusual circumstances seen on property within the community.
- Must be aware of and operate within OSHA standards and company safety policies.
- Ensure proper response and handling of community emergencies with staff and residents, etc. within company guidelines to minimize liabilities (i.e., criminal activity
- Help deliver notices to the community as requested.
- Complete all required Grace Hill training in a timely manner.
- Will complete special projects and other duties as assigned by Property Manager

Pay: $16.00 - $17.00 per hour
