**Position Summary**:The Assistant Facilities Director is responsible for ensuring and standard of excellence in the maintenance of facilities and grounds at all times on the 52 acre campus of Benjamin’s Hope. The assistant director is responsible for responding promptly to campus facility emergencies.
- Commitment to providing excellent service to meet the needs of the staff and residents of Benjamin’s Hope.
- Ability to perform building maintenance and repair to include basic plumbing and electrical work, dry wall repair and painting, maintenance and repair of equipment and appliances and basic construction with limited supervision.
- Knowledge of grounds, custodial and building maintenance procedures and techniques.
- Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of buildings.
- Ability and knowledge to maintain facilities in accordance with AFC licensing standards.
- Knowledge of and skills in recognizing occupational hazards and following safety precautions.
- Skill in using hand and power tools, lawn and garden equipment and snow plowing.
- Ability to establish and maintain effective working relationships with vendors.
- Ability to communicate effectively in both oral and written English.

**ESSENTIAL JOB FUNCTIONS**
- Maintain grounds, lawns, sprinkler and filtration systems, barn and activity center year around.
- Ensure ongoing standard of excellence.
- Respond promptly to facility emergencies, caring for the safety of our residents with urgency.
- Communicate every safety issue on campus with supervisor and management team.
- Supervise and support volunteer teams by preparing for, participating in, and ensuring completion of their service projects.
- Experience with CMMS systems to create work order requests and complete them as needed.
- Ability to troubleshoot maintenance concerns involving electrical, structural, plumbing, and equipment repair and/or replacement for all campus buildings.
- Perform preventative building maintenance duties including but not limited to, caulks windows and doors, repair and replace broken windows, doors, or other facilities that become damaged.
- Perform non-emergent facility responsibilities during normal business hours.
- Perform routine plumbing repairs included but not limited to unstopping toilets, sinks or urinals, fixing water leaks, leaking faucets, and water fountains.
- Maintain safe roadways during inclement weather: salt and snowplow as needed.
- Perform routine electrical maintenance tasks such as changing light bulbs, fluorescent lamps and light fixtures.
- Purchase supplies, equipment and materials necessary to complete projects.
- Assemble and move furniture, hang pictures and bulletin boards, move and set up tables and chairs for events, as needed.
- Repair and replace door knobs or locks, repair door closures, patch holes in walls. - Paint interior and exterior walls.
- Provide emergency support as needed for off-hour facility/grounds emergencies.

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT: Work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds) and perform other similar actions during the course of the workday.

MINIMUM QUALIFICATIONS: High School diploma or GED and a minimum of three (3) years building maintenance experience, or any equivalent combination of training and experience. Must pass background check required of the Michigan Department of Licensing and Regulatory Affairs.
