**Position Overview**:
As an Acquisitions Associate, you will play a pivotal role in underwriting and evaluating, sourcing, and executing real estate investment opportunities on behalf of the firm. Reporting directly to the CEO, you will work closely with senior management to identify strategic acquisition targets, conduct thorough due diligence, and negotiate transactions to maximize value for our investors.

Key Responsibilities:
**Financial Analysis and Modeling**:

- Perform financial analysis, including cash flow modeling, sensitivity analysis, and valuation assessments, to evaluate the viability and profitability of potential acquisitions.
- Conduct comprehensive due diligence on prospective properties, including reviewing financial statements, leases, property records, and market comparables.
- Prepare investment memoranda, presentations, and other materials to communicate investment recommendations to senior management and investment committee.

**Deal Sourcing and Origination**:

- Proactively identify and assess potential real estate investment opportunities through various channels, including brokers, owners, developers, and industry relationships.
- Conduct market research and analysis to identify emerging trends and opportunities within target markets.
- Attend industry conferences, networking events, and other relevant forums to expand deal flow and establish relationships with key stakeholders.

**Transaction Execution**:

- Lead the negotiation and structuring of real estate transactions, including purchase agreements, joint venture agreements, and financing arrangements.
- Coordinate with legal, financial, and other external advisors to ensure timely and efficient transaction execution.
- Manage the closing process, including overseeing the completion of due diligence, legal documentation, and regulatory requirements.

**Portfolio Management**:

- Monitor the performance of existing real estate investments and identify opportunities to enhance value through strategic initiatives, operational improvements, and asset optimization.
- Support asset management activities, including lease negotiations, capital expenditure planning, and disposition strategies.
- Prepare regular reports and updates for senior management and investors on the performance of the real estate portfolio.

**Requirements**:
Bachelor's degree in Finance, Real Estate, Business Administration

Strong financial modeling skills and high proficiency in Microsoft Excel; mastery of ARGUS Enterprise is required.

Excellent analytical and quantitative skills, with the ability to interpret complex financial data and market trends.

Demonstrated understanding of real estate valuation methodologies, investment analysis, and due diligence processes.

Exceptional communication and presentation skills, with the ability to effectively articulate investment theses and recommendations to internal and external stakeholders.

Proven ability to work independently and collaboratively in a fast-paced, entrepreneurial environment.

Entrepreneurial mindset with a proactive approach to problem-solving and a willingness to take ownership of projects and initiatives.

Strong attention to detail and ability to manage multiple priorities and deadlines effectively.

Pay: $70,000.00 - $150,000.00 per year
