We are looking for a **Property Manager** to be responsible for the direct management oversight of our residential portfolio. The goal is to maximize asset value, customer satisfaction, and revenue.
We need a **self-motivated** and **dynamic professiona**l with the **desire to learn** and the **ability to** **manage a fast-paced and varied work schedule.** You will thrive in a collaborative environment using your team working skills to promptly re-rent vacancies and address tenant concerns, solving problems as a collective to reduce tenant turnover.

**RESPONSIBILITIES**:
- Manage other team members and staff
- Oversee All departments for daily optimal performance
- Manage all the day to day operations within the company
- Knowing and understanding each team members role and being able to master it
- Oversee the collections department and determine occupancy status
- Attend court for all hearings: eviction and city court
- Process and oversee all court follow up notes/updates and enforcement
- Meet and greet with new tenants/new transition properties
- Door knocking for any delinquencies
- Processing all Housing Authority and rental assistance documentation
- Assist in vacancy showings and present properties in a positive light to prospective tenants
- Assist in purchasing supplies for maintenance team; as needed, and be responsible for turning in receipts and tracking expenses.
- Schedule appraisals and/or inspections
- Create/modify/update the workflow system for best efficiency
- Creating KPI and metrics for each department to track performance
- Handle Onboarding Sales Calls
- Handle all owner communications, questions and concerns.
- Analyzing statements, owner financials and account status.
- Report weekly to CEO/CFO with Operational Metrics
**Qualifications/Requirements**
- 2-3 years of experience in property management or 3+ years of military experience.
- Must have reliable transportation
- Available to work up to 50hours IF needed; standard is 40
- Must be comfortable visiting all areas and neighborhoods from Laporte and Michigan City, to East Chicago and Gary, to Valparaiso and Chesterton and all the towns in between within Lake, Porter and Laporte County, Indiana
- Background check is required'
- Good communications skills are a must, and fluent English required
- Bilingual-Spanish is appreciated
- Responsible and can be trusted to get tasks completed without prompting
- Self-motivated with a growth mindset
- Excellent customer service skills
- Ability to communicate effectively and develop relationships quickly
- Competence in the use of standard office equipment including telephones, Internet, fax machine, and photocopier
- Demonstrate strong work ethics with the ability to adapt to change
- Understand and carry out oral and written instructions
- Legal ability to work in the United States
