**Regional Director**

**Reporting**: Position reports to a Senior Vice President of Operations

**CWS Portfolio**: 104 properties, 30,000+ class A units in North Carolina, California, Georgia, Texas, Colorado, Arizona, Tennessee and Washington. CWS expects the portfolio to grow to 150 properties in the next five years.

**Employee Responsibility**: Approximately 30+ on-site employees report up through this position.

**What You Will Do**

As a Regional Director, you will be responsible for all aspects of successful property management for a portfolio of apartment properties. This includes overseeing the performance of on-site personnel, ensuring the properties are in compliance with all CWS safety practices, implementing operating policies and regulatory requirements, and keeping the properties clean and in working condition.

- Recruit, hire, train, retain, and lead team members within your assigned portfolio.
- Support, mentor, and train the on-site managers to provide a safe and superior living experience.
- Drive the growth and development of team members through providing feedback and coaching.
- Hold team members accountable for their performance.
- Lead and support large teams of property management professionals in the areas of maintenance, leasing, and operations.

**Meet objective budgeted financial goals.**
- Manage the leasing and operations strategies for a portfolio of multi-family apartment communities.
- Lease the properties at or above market rate, for new and existing residents.
- Use their knowledge of finance, revenue management, personnel, and project management to ensure the properties meet and exceed specific financial goals.
- Effectively manage the property’s controllable expenses as compared to their budget. Provide timely notification if variances arise, and action planning to mitigate negative variances.

**Keep the communities clean, safe, and functional.**
- Conduct regular property inspections to ensure tour path and living conditions are in clean and working order.
- Review safety inspections and incident reports, and address patterns or other concerns.
- Ensure property presentation meets expectations and is kept a focus, with a specific emphasis on the components of the tour route as well as stale units.
- Escalate concerns related to the safety and wellbeing of people or property as appropriate.

**Provide exceptional customer service.**
- Resolve resident complaints in a timely, patient, and professional manner.
- Ensure service requests are completed in a timely and satisfactory manner.
- Maintain four (4) stars or greater on Google, for each property within the assigned portfolio.
- Ensure employee engagement is high throughout the assigned portfolio.

**Effectively problem solve.**
- Have systems in place that provide indication and warning, which enable proactive addressing of issues before they turn into major problems.
