The **Associate’s** primary responsibility is to analyze and underwrite potential acquisitions and dispositions. The Associate will learn about all facets of the multifamily business (acquisitions/dispositions, rehab/development/debt, due diligence, transaction oversight), gain exposure to the company’s target markets, and play an integral role in helping the Real Estate Team maximize investment returns.

**What you’ll do**
- Provide analytical support to the Real Estate Teams to help the company maximize investment returns
- Manage existing deal pipeline for assigned markets/sub-markets
- Assist with sourcing investment opportunities, conducting due diligence, and preparing financial analysis for potential existing and development opportunities
- Lead the quarterly disposition/valuation process with Fund Management
- Prepare investment memoranda/packages for the Investment Committee
- Assist in creating and implementing market strategies for the DC Metro region that include deep knowledge of the local market, submarkets, and supply/demand drivers
- Assist with completing the analysis of investments and development pursuits, including sales comparables, asset competitor sets, rental comparables and market reports
- Maintain and regularly update proformas during the lifecycle of investments, from the initial valuation and due diligence process through business plan execution and disposition
- Prepare cash flow projections and business plans to evaluate investment alternatives and support exit strategies
- Support the coordination of pre-development work such as preliminary architectural and engineering issues, zoning issues, local government, and community support
- Other duties, responsibilities and special projects as assigned

**What you’ll bring**
- Undergraduate degree in Business or Finance required, MBA or other related graduate degree a plus
- Minimum 4 years professional experience; with 2 of that in commercial RE, preferably in multifamily
- Strong knowledge of the DC Metro Market
- Demonstrated track record in a comparable asset class and market
- In-depth understanding of real estate valuation processes, underwriting, discounted cash flow analyses, and return on investment principles
- Exceptional financial and numerical analytical skills, including high proficiency with Excel modeling
- High level of proficiency with PowerPoint
- Self-motivated and able to work in an autonomous, yet collaborative, environment
- Team player with a commitment to excellence and integrity
- Clear, concise and persuasive communications skills, including listening well
- Calm, highly organized ability to prioritize well in a fast-paced environment
- Curious with a passion for research and learning
