**Primary Office Location**: Brickell, Miami

**Position Objective**:
The Company seeks a Project Manager for its Secret Lake (Ambar Orlando) project.

The primary responsibilities will be to plan, coordinate, implement, and manage all activities related to the development of a 350-unit resort in Orlando, including construction completion and operational handover.

**Essential Functions**:
1. Conceptualize the development program in concert with the company´s goals and makes recommendations to the partners.

2. Plan and obtain all necessary entitlements, planning approval and all construction permits and approvals, and all wet and dry utility plans and approvals in conjunction with development team partners.

3. Prepare and monitor project budgets and cash flow projections.

4. Establish and monitor time and cost schedules.

6. Strategize and lead the negotiation, coordination and preparation of various development-related contracts (including agreements with vendors and contractors), obtaining legal reviews as needed.

7. Manage construction bidding/pricing process.

8. Monitor development project during construction, manage construction issues and change orders, prepare monthly status reports, and submit monthly construction requisitions.

9. Review legal documents for structuring, risk management, and tax issues.

10. Manage the design process in conjunction with the partners and coordinate design process.

11. Manage the design and construction teams including architects, general contractors, engineers, construction managers and other consultants to ensure adherence to project budget and schedule, cost containment and quality control. Resolve related problems and concerns.

12. Conduct and arrange regular site inspections and construction draw meetings. Personally conduct site visits and inspections to monitor progress (expected to be at least ~2 or 3 times per month).

13. Monitor and, as necessary, prepare project financial accounting, contract payments, lender and funder reporting requirements in a timely manner.

14. Prepare and present progress reports to the board of directors and others as requested.

16. Ensure compliance with all relevant regulations and standards.

17. Develop and maintain project documentation and reports.

18. Identify and mitigate project risks and issues.

19. Establish and maintain processes for managing scope during the project lifecycle, setting quality and performance standards and assessing risks.

20. Assign and monitor resources to ensure project efficiency and maximize deliverables.

21. Report project outcomes and/or risks to the appropriate management channels and escalate issues, as necessary, according to project work plan.

22. Sustain ongoing relationship with the commercial team through consistent and effective communication.

23. Other tasks as assigned related to real estate development, policy development, organizational budgets, planning and administration.

**Knowledge, Abilities, and Skills**:
1. Ability to plan and manage the development of large real estate projects.

2. Knowledge of project management tools and principles.

3. Strong analytical abilities, computation, negotiation and problem-solving skills.

4. Ability to make presentations and to work successfully with community groups, regulatory authorities and lenders.

5. Knowledge of budgets and finance and cost management.

7. Leadership and team building skills.

8. Knowledge of building construction. Ability to track and manage construction projects, subcontractors and project development participants.

9. Strong written and verbal communication skills.

10. Ability to work independently as well as with teams.

12. Proficient in specialized software for real estate development and construction management.

**Education & Experience**:

- Required: Bachelor's degree in urban planning, business, real estate, or related field and a minimum of four years of project management experience in real estate development or a related business. Advanced degree preferred.
- Experience in real estate development, urban planning, architecture, construction, finance, property management.
- Experience with project coordination: managing clients and consultants; meeting project deadlines; and managing communication with government agencies.
- Bi-lingual Spanish-English Language - a plus.

**Physical Demands and Work Environment**:

- The role involves regular site visits (expected to be at least ~ 2 or 3 three times per month) and physical activities typical of construction oversight.
