Position Overview:
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of a Condominium/Hotel complex consisting of 160 units. As a property manager, you will play a vital role in maintaining the property, ensuring resident satisfaction, maximizing property value, and managing the amenities within the complex. This is an exciting opportunity to join our team and contribute to the success of our thriving community.

**Duties**:

- Reports directly to the HOA Board of Directors
- Manage all aspects of property operations, including staff management, leasing, maintenance, and tenant/guests relations
- Ensure compliance with State, Federal, and HOA policies
- Oversee administrative tasks related to property management, including rent collection and financial reporting and creating and managing a budget.
- Act as a liaison between HOA Board members, Owners and Guests
- Oversee and coordinate all maintenance and repair activities within the condominium complex, including amenities such as the pools, hot tub, game room, and laundry room.
- Conduct regular inspections of amenities to identify any issues or areas requiring attention.
- Coordinate with contractors and vendors for routine maintenance, repairs, and improvements of the amenities.
- Develop and manage the operating budget for the condominium complex in collaboration with the Board members of the HOA.
- Ensure timely collection of rent, fees, and property expenses related to operations.
- Provide financial reports and updates to the homeowner association as required.
- Any other duties for the betterment of the lodge.

Compliance and Legal:

- Maintain a comprehensive understanding of relevant local, state, and federal laws and regulations governing property management and amenities.
- Keep accurate records and documentation pertaining to property management activities, including amenities maintenance.

**Requirements**:

- Proven experience as a Property Manager, preferably in a condominium or apartment complex setting.
- Knowledge of property management principles, practices, and legal regulations.
- Excellent communication and interpersonal skills to effectively interact with residents, property owners, vendors, and service providers.
- Strong organizational and multitasking abilities to manage multiple priorities simultaneously.
- Proficient in using property management software and various office productivity tools.
- Ability to work independently, demonstrate problem-solving skills, and make sound decisions.
Resident Relations:

- Act as a primary point of contact for Owners and Guests, addressing any concerns, inquiries, or complaints promptly and professionally.
- Handle lease agreements, renewals, and terminations in accordance with relevant laws and regulations (only 2 units).

Pay: $60,000.00 - $70,000.00 per year
