Overview:
R. L. Travers and Associates, Inc. is seeking a dedicated Property Manager to supervise the daily activities of commercial real estate properties. This role involves supporting and executing the management of commercial real estate as per the Management Agreements. The Property Manager will oversee all operational aspects of the properties including accounting, tenant relations, maintenance and repairs, security, janitorial services, landscaping, snow removal, and more. Handling tenant complaints and service requests is a key responsibility, along with ensuring familiarity with tenant lease terms. Additionally, the Property Manager will contribute to preparing the annual budget and reporting on the property's financial performance.

Skills, Knowledge, and Personal Characteristics:
**Duties**:

- Advertise available units and conduct tours for potential tenants.
- Address tenant concerns and maintenance requests promptly.
- Oversee property maintenance, repairs, and renovations.
- Maintain accurate records of income and expenses.
- Implement strategies to maximize rental income through upselling opportunities.
- Handle tenants' requests/problems.
- Conduct periodic inspections.
- Keep property and lease files updated and properly organized.
- Assist with administering tenant occupancy.
- Monitor key dates and reporting.
- Prepare expense reports and other administrative forms.
- Assist in the production of monthly and annual reports.
- Assist in preparation of transaction-related documents.
- Aid in the production of departmental reports.
- Coordinate contractor activities.
- Coordinate tenant move-ins.
- Obtain estimates/bids for property repairs.
- Generate and track service orders.
- Ensure compliance with property-related contracts for all invoices.
- Coordinate and schedule appointments.
- Collect and organize all property information for quick reference.
- Verify invoice amounts and information.
- Ensure proper property coding on invoices.
- Investigate opportunities for cost reduction.
- Read meters and calculate utility bill-backs to tenants.
- Collect rent, deal with late payments, and handle operating expenses.
- Assist corporate accounting by providing property information and resolving vendor issues.
