The Hebron Board of Education is seeking a Facilities Director.

**Position Summary**:
Responsible for the timely and efficient operation of the school district buildings and grounds including the budget maintenance, capital improvement projects, maintenance operations, custodial operations, safety and security protocols and personnel management related to the physical plant. This position will require the director to serve in the role of a working foreman to support the small custodial team.

**Qualifications**:

- Proven experience as maintenance manager or other managerial role
- Experience in planning maintenance operations
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.
- Working knowledge of facilities machines and equipment
- Ability to keep track of and report on activity
- Excellent communication and interpersonal skills
- Outstanding organizational and leadership abilities
- High school diploma or equivalent; Degree from a vocational school or BSc/BA in business administration or facility management preferred but not required.

**Supervision**:
The facilities director works under the general supervision of the business manager.

**Duties & Responsibilities**:

- **Budget Maintenance,**

a. Assist the business manager in developing the annual budget inclusive of contracted services, equipment, supplies, and salaries.

b. Utilize the district’s financial software to complete requisitions for purchases to support the effective operations of the department.

c. Maintain an inventory of custodial supplies and replenish as necessary.

d. Approve the specifications and recommend contractors to perform maintenance and repair services.
- **Capital Improvement Projects & Long Range Planning ,**

a. When necessary, assist the business manager in the preparation of capital improvement project requests to the town, or RFP’s/bid documents required when purchasing particular items.

b. Develop recommendations for the purchase of equipment or building maintenance/repair projects.

c. Work with the business manager of the development of plans for the short term and long term needs of the buildings and grounds and attend necessary town meetings.

d. Maintain current building maps with locations of equipment and historic records of large-scale building renovations such as roofing and HVAC repairs and upgrades.
- **Maintenance Operations,**

a. Develop a program of building and ground maintenance.

b. Provide maintenance services that do not require specific licensing (electrical, plumbing, boiler maintenance) when possible.

c. Coordinate and supervise contracted services for maintenance services which require specific licensing.

d. Respond to emergencies at any time and take appropriate action to protect and preserve school property. In the absence of the facilities director, identify other personnel to respond to emergencies.

e. Supervise removal of snow and ice in collaboration with the town’s public works department so that safe conditions exist and schools can be opened in a timely manner.
- **Custodial Operations,**

a. Develop a custodial services plan for each building that outlines the tasks for custodial employees, indicating a detailed daily and periodic schedule for cleaning and simple repairs of the facilities.

b. Establish and implement an effective summer and non-school day program of specialized cleaning and repairs.

c. Provide and maintain an efficient and effective waste disposal system with provisions for recycling of all waste permitted by local and state regulations.
- **Safety and Security Protocols,**

a. Oversee Indoor air quality management plan, respond to concerns, and attend quarterly wellness meetings to report on any concerns or actions taken.

b. Oversee the district’s green cleaning program, ensuring the proper use of environmentally preferable cleaning products meeting Department of Administrative Services standards and ensuring proper notification to staff and families.

c. Oversee the Asbestos management program and coordinate monitoring as required.

d. Oversee and implement the integrated pest management plan as necessary.

e. Work collaboratively with the technology coordinator to ensure doors, locks, PA systems, cameras, and other physical security measures are in proper working order.

f. Coordinate access to wells and pump houses with the contracted certified water operator to ensure all water testing is completed as required by the state of Connecticut.
- **Personnel Management,**

a. Recruit and train substitute custodians to assure continuity in the schools maintenance and grounds program.

b. Coordinate the work schedules of custodial department employees including managing and approving requests for vacation time and approving timecard submissions bi-weekly.
