**Job Overview**:
**Responsibilities**:

- Manage the entire estimating process from start to finish
- Conduct detailed assessments and meet with subcontractors to gather information for estimates and scope of work required to prepare rental units for occupancy (rent-ready estimates).
- Negotiate pricing with subcontractors and suppliers
- Coordinate with vendors and contractors to ensure timely completion of maintenance and repair tasks.
- Implement quality control measures to ensure vendor work meets company standards and expectations.
- Conduct thorough move-out inspections to assess damages, cleanliness, and necessary repairs.
- Oversee move-in inspections to ensure units are in optimal condition for new residents.
- Post notices and communicate effectively with residents regarding maintenance schedules, inspections, and other relevant information.
- Provide backup support to the maintenance manager for after-hours emergency calls and assistance as needed.

**Qualifications: We are willing to train the right person**
- Previous experience in property management, construction, or a related field preferred.
- Some experience in construction estimating (preferred, will train the right person)
- Strong communication and interpersonal skills with the ability to interact professionally with residents, vendors, and team members.
- Strong attention to detail and ability to accurately assess property conditions and repair needs.
- Excellent organizational and time management skills with the ability to prioritize tasks effectively.
- Proficiency in using computer software for documentation and communication purposes.
