Manager of Real Estate and Construction

**ABOUT IMAN**:
IMAN fosters health, wellness and healing in the inner city by organizing for social change, cultivating the arts, and operating a holistic health center. IMAN was incorporated in 1997 in direct response to violence, poverty, social inequity, and health disparities on Chicago’s Southwest Side. IMAN’s work includes youth leadership development; housing revitalization; leadership development and on-the-job training for formerly incarcerated; arts and culture programming; food access interventions with inner city stores; a farmer’s market; and a Federally Qualified Health Center, which serves diverse low-income, uninsured, and underinsured residents of its service area, which is designated as a Health Provider Shortage Area, a Medically Underserved Area, and a Food Desert.
**OVERVIEW**:
**ESSENTIAL DUTIES AND RESPONSIBILITIES**:
**Construction**
- Lead the planning, design, and construction of new facilities and renovation projects.
- Develop project scopes, budgets, and timelines in collaboration with internal stakeholders and external partners.
- Oversee the selection and management of architects, contractors, and vendors.
- Ensure construction projects meet quality standards, building codes, and regulatory requirements.
- Conduct regular inspections and quality checks to monitor project progress and address any issues or deviations.
- Develop and manage construction budgets, tracking expenses and ensuring cost-effective project delivery.
- Identify opportunities for cost savings and efficiency improvements throughout the
construction process.
**Property Acquisition**
- Conduct market research and analysis to identify potential real estate opportunities.
- Evaluate properties for purchase or lease, conducting due diligence and financial analysis.
- Lead negotiations for property acquisitions, lease agreements, and other real estate transactions.
- Collaborate with legal and finance teams to finalize contracts and agreements.
- Cultivate relationships with property owners, brokers, and other real estate professionals to identify and pursue opportunities.
- Represent the organization in real estate negotiations and industry forums.
**Property Management**
- Manage lease agreements for owned and leased properties, ensuring compliance with
terms and conditions.
- Oversee lease renewals, expansions, and terminations as needed.
- Develop and implement maintenance plans for owned properties, coordinating repairs,
upgrades, and preventive maintenance.
- Monitor facility operations to ensure a safe and efficient environment for occupants.
- Serve as the primary point of contact for tenants, addressing inquiries, concerns, and
issues in a timely and professional manner.
- Foster positive tenant relationships to promote tenant satisfaction and retention.
**PHYSICAL DEMANDS**:
- Ability to sit or stand for extended periods of time
- Willingness to be in the field 1-2 days per week
- Ability to work for extended hours with a computer
- Ability to work flexible hours
- Ability to lift to 50 lbs.
- Ability to work in extreme temperatures
**REQUIRED QUALIFICATIONS**:
- Bachelor's degree in real estate, construction management, business administration, or a related field, or over five years of relevant experience in construction, real estate, or property management.
- Proven experience in real estate development, construction management, and property
acquisition.
- Excellent negotiation and communication skills.
- Knowledge of real estate laws, regulations, and market trends.
- Proficiency in financial analysis and budget management.
- Strong construction and project management skills with the ability to oversee multiple
projects simultaneously.
- Excellent leadership, communication, and interpersonal skills.
- Experience working effectively with multi-cultural teams and target populations
- Proficiency in Microsoft Office Suites.
- Bilingual or multilingual proficiency is a plus

Pay: $70,000.00 - $85,000.00 per year
