Residential Construction Estimator

MISSION:
The Estimator is responsible for accurately capturing project-specific cost and
quantity information to enable the Sales, Construction, and HomeCare departments
to successfully deliver projects on-time, on-budget, with Raving Fan Clients and
Design Partners.

ROLES AND RESPONSIBILITIES:

- Construction Plan Analysis
- Cost Estimation
- Subcontract & Supplier Bidding
- Specification Coordination
- Material Take-Offs

EXPECTED RESULTS:

- Comprehensive, orderly, and timely estimates throughout the sales and

planning phase utilizing our estimating templates and generation of client

presentation documents.
- Facilitate creation of thorough and professional construction specifications

that will allow our subcontractors and suppliers to accurately bid projects

without missing scopes of work or missing construction quality expectations.
- Detailed understanding of the stated and unstated expectations of clients,

architects, and design professionals, ensuring that all estimates, bids, and

construction documents are in alignment.
- Assist project team in development of RFIs and detecting constructability

issues.

OUTCOMES:

- Be able to build well thought out project budgets at the various Sales and

planning stages including Concept, Design Development, and Construction

Document phases. These budgets must be thorough, accurate, and easily

communicated with the remainder of the team. Based on the level of

information available at these various design phases, you must be able to make

appropriate assumptions, even when exact details are not fully developed.
- Assist Project Managers and Project Coordinators in material take-offs where

needed, including frame material, interior trim materials, tile materials.
- Upload all project related files including third party inspections, structural

inspection letters, and surveys to Box.
- Assist Project Managers in bidding as they resolve open issues, Client scope

modifications (Change Orders), and purchasing changes.
- Collaborate with Project Managers in getting alternate bids to price check

current bought-out subcontractors and suppliers or to alleviate resource

constraints.
- Assist Project Managers in acquiring bids, bid revisions, and material quotes as

needed.
