Under general direction, directs, manages, plans, supervises, and coordinates the administration, maintenance and alteration/improvement activities, and security of a large group of County-owned buildings; and coordinates assigned activities with other divisions, departments, outside agencies, and the general public.

- Practices of security and alarm operations in public buildings
- Estimation of costs and materials involved in making building alterations

- Building codes, safety orders, and fire codes
- Developments in the field of facility management, including technical advances in overall management of facilities (such as computer assisted facility management and energy efficiencies)

- Select, supervise, train, and evaluate a variety of trades/crafts, mechanical, custodial and security personnel, as well as other professional, technical and clerical staff
- Plan, coordinate, assign, and review the work of subordinate staff

- Maintain a large group of public buildings and grounds including complex building support systems involving heating ventilation, refrigeration, air conditioning, electrical, elevators, and other mechanical systems
- Manage and coordinate the security and safety of a large group of public buildings and grounds
- Manage and coordinate the cleaning and maintenance of a large group of public buildings and grounds
- Read, interpret, and work from plans, drawings, and specifications.
- Develop and implement operating procedures and reporting standards
- Requisition, store, and issue building supplies
- Keep accurate records and prepare reports
- Read, write, and speak English at a level necessary for satisfactory job performance
- Maintain cooperative relations with building occupants and attend to requests which are beyond the scope of subordinates

**Employment Qualifications**:
**Minimum Qualifications**

**Either**:Three years of full-time paid experience supervising staff engaged in the maintenance and repair of commercial buildings including one or more of the following: HVACR systems, carpentry, plumbing, electrical, painting, water treatment, water and steam boiler systems, or fire control systems and equipment. At least two years of this experience must have included the coordination and tracking of preventive maintenance programs.

**Or**: Three years of full-time, paid supervisory experience over security or custodial service programs for one or more public access buildings or facilities. In order to be qualifying, this experience must have included program level responsibilities such as: supervision of multiple shifts, assistance with budget or staff forecasting/planning, and/or oversight of the operation, care, and replacement recommendations for equipment used.

**Note**:An Associate’s degree, or the equivalent, in Mechanical-Electrical Technology, or other field closely related to the intent of the class, from an accredited college or trade school, may substitute for one year of
