**Head of Maintenance**

**Pay Grade**: Starting at Grade 14, Step 1, $20.62 per hour

**Reports To**: Director of Operations

**Schedule**: 40 hours/52 weeks, Custodial/Maintenance

**Job Summary**:
This position is responsible for ensuring the district facilities are safe and function in accordance with prescribed codes and District policies and standards.

**Essential Job Functions**:

- Repair and maintain or report the need for repairs to the Director of Operations for all District facilities including, but not limited to, boilers, electrical, hardware, and heating/refrigeration
- Coordinate contractors as needed or directed by the Director of Operations
- Train maintenance staff and head custodians on the use of all facility management software systems and general technology
- Assist in the orientation and training of new employees
- Assign and schedule regular and extra duty time for maintenance personnel
- Recommend equipment replacement as necessary
- Review and recommend ways to improve quality, reduce cost and improve efficiencies within the facilities
- Ensure that energy management operations are supportive of the policies of the district
- Assist with evaluating any HVAC and/or energy equipment to ensure effectiveness
- Project a positive image for Forest Hills Public Schools
- Work closely with the Director of Operations and the Supervisor of Custodial Services to be prepared for scheduled and unscheduled activities
- Responds to emergency situations during and after standard hours for the purpose of resolving immediate safety needs
- Perform duties and procedures using OSHA and MIOSHA safety standards
- Consistent and reliable attendance
- Other duties as assigned by the Director of Operations

**Preparation, Training, Education, and Experience**:

- Five to ten years of experience in school facility maintenance, preferred
- Possess a valid Michigan driver's license, CDL preferred
- Possess one or more licenses in building trades, preferred
- Experience with BMS systems, including Distech, Johnson Controls and Allerton, preferred
- Ability to read and interpret blueprints and schematics for troubleshooting
- Ability to establish and maintain effective working relationships with students, staff, contractors and community
- Ability to effectively communicate both verbal and written
- Ability to accept and learn new processes, technology, or techniques
- Ability to meet physical demands of the position, including use of ladders or man-lifts in the course of daily duties
- Ability to use hand, power, and other construction trade tools
- Participate in continual improvement and skill development through training such as workshops, seminars or conferences

While performing the duties of this job, the employee is regularly required to stand, walk, use hands and fingers to handle or feel objects, tools, or controls, and talk or hear. The employee is frequently required to reach with hands and arms. The employee is occasionally required to sit. The employee must frequently squat, stoop or kneel, reach above the head and reach forward. The employee continuously uses hand strength to grasp tools and climbs onto ladders. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job.

The employee must frequently lift and/or move up to 50 pounds, such as supplies, packing and unloading trucks. Occasionally the employee will lift and/or move 50 pounds, such as salt and furniture. The employee will sometimes push/pull items such as tables, bleachers, scrubbing machines, etc. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

**Work Environment**:
The noise level in the work environment is usually loud to moderate. Work will be performed indoors although there will be required outdoor activities as well.

**Mental Functions**:
While performing the duties of this job, the employee is required to compare, analyze, communicate both orally and in writing, copy, coordinate, instruct, compute, synthesize, evaluate, use interpersonal skills, compile and negotiate.

In accordance with the Custodial and Food Service Agreement.

**Terms of Employment**:
The employee shall remain free of any alcohol or non-prescribed controlled substance abuse in the workplace throughout his/her employment in the District. Salary per the Master Agreement between Forest Hills Board of Education and Forest Hills Custodial and Food Service Association.
