The Floating Assistant Community Manager is responsible for assisting in managing all operational and financial aspects of a property to ensure SI Communities goals are met. The two communities are next door to each other (with Willow Park in between)

**The Communities**:
**Ranchwood Apartments**, 5251 Gasmer, Houston, TX 77035 and **Las Villas Del Parque **5555 Gasmer, Houston, TX 77035
- 411 Apartments (total), fully stabilized
- Monday through Friday 10am to 6pm (one hour of admin time daily)
- Saturday hours 10-4 dependent on Occupancy
- Closed on Sundays

**SI Communities**:
SI Communities, LLC currently owns and operates 12 communities in the Greater Houston area. We chose to bring management in-house in January, 2020 in order to ensure our employees and residents were well cared for. We are a growing company with advancement opportunities. **Essential Duties and Responsibilities**:

- Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees.
- Assists in maximizing the operating performance of the property.
- Collecting and posting rent payments, issuing reminders or escalating when appropriate
- May prepare and make daily bank deposits.
- Show, lease and move in prospective residents.
- Maintain an excellent customer service relationship with residents, vendors, co-workers and
- the community.
- Provide clerical and phone support.
- Conduct resident move out inspections. Review and approve Final Accounting Statements (FAS)
- Prepare and deliver all legal and formal notices in accordance with state law and company standards, including but not limited to late notices, change in term notices, and lease violations.
- Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the Community Manager.
- Initiate all necessary evictions by preparing copies and forwarding all appropriate paperwork for legal evections or other legal proceeding; ensure all evictions and legal proceeding are followed through to completion. Represent community in court cases
- Maintain all account records and transactions including NSF’s, rent allowances, concessions, rent increases and other management approved debits and credits in Resman.
- Complete accounting Pre-Close and Month End Reports.

**Knowledge, Skills and Abilities**:
Two years related management experience.- Strong administrative and organizational skills
