Secaucus NJ United States ZT Systems Full time

We are seeking a facilities engineering professional possessing a strong technical knowledge and hands-on experience in the deployment and ongoing management of complex building systems and critical infrastructure. Industrial facility experience is a plus.

This position will work closely with internal stakeholders, including the production team, engineering team and the construction team to ensure the uptime and efficient workings of our factories, warehouses and research labs.  Your role  will require you to develop and implement facility engineering strategies locally in NJ, and actively engage across manufacturing sites globally to ensure learning and best practices are effectively shared. 

The right person will be self-motivated, able to multi-task, and quickly prioritize tasks in a fast-paced and demanding environment.  You will have the agility to pivot when necessary and adapt to the ever-changing needs of our company and our facilities.

Daily Building Operations Oversight (New Jersey)

  • Ensure the uptime of the manufacturing facilities’ critical building systems across 24 x 7 x 365 manufacturing operations in New Jersey.  Provide technical trouble shooting support in case of outage
  • Ensure all major building systems (HVAC, chilled water system, emergency power, electrical distribution system, BMS) are operational and properly maintained.
  • Monitor building system performance and support advanced troubleshooting of building mechanical systems with some on-call responsibilities and respond to urgent system failures off hours, if required

Facility Planning

  • Establish standard operating procedures for maintenance and operations teams to support basic operation and troubleshooting of building systems, applicable across site.
  • Develop and implement preventive and predictive maintenance programs for all major equipment and systems via Preventative/Predictive Maintenance program, supported by internal staff and third-party service providers
  • Monitor the Building Management System to anticipate performance issues and proactively address building equipment issues.  Develop strategies to optimize equipment performance.
  • Support the commissioning of new major building equipment commissioning
  • Manage the NJ facilities engineering budget and ensure that expenditures are within budgetary limits.

Vendor Management

  • Develop and maintain relationships with vendors and contractors to ensure that maintenance and engineering services are delivered on time and within budget.
  • Lead contract negotiations with third party service providers and engineering firms to support facility operations with remote monitoring, remote/on-site technical support, repairs and spare part management across facilities in the US.  As appropriate, ensure contracts are applicable across US manufacturing sites.
  • Supervise/manage service vendors, construction contractors, and third-party engineering teams to ensure proper follow thru of work orders, repairs, and maintenance of all assets in NJ Facilities

Local/Global Leadership

  • Lead collaboration globally across manufacturing facilities to establish common facility maintenance processes and maintenance systems for major equipment and BMS implementations
  • Develop and execute a strategy applicable across facilities to effectively deliver building performance data, such as power, cooling and environmental conditions, to enable operations teams to effectively manage their process and control quality.
  • Supervise direct ZT staff and contractors in NJ that install, inspect, repair, and maintain building systems, including but not limited to mechanical, electrical, plumbing, and HVAC systems including related control systems

Skill Requirements

  • Bachelor's degree in engineering or construction management, or serve in a related field with a demonstrated experience of at least 15+ years in management of  large facilities operations or industrial construction projects
  • Minimum of 10 years of experience and knowledge in construction or facilities project management
  • Demonstrated ability to plan, prioritize and manage multiple, complex, time-sensitive projects simultaneously
  • Intellectual curiosity - have the drive to continuously learn, collaborating with resources inside and outside ZT
  • Must have the ability to troubleshoot mechanical and industrial process equipment in the field and perform the root cause analysis
  • Must be able to read and interpret electrical diagrams, logic schematics, and specifications, as well as architectural and mechanical construction drawings.
  • Excellent communication skills, both verbal and written.
