Overview:

The Building and Grounds Superintendent shall be responsible for overseeing and coordinating the interior and exterior maintenance of Contec's facilities located in Spartanburg, SC. Primary responsibilities will be electrical and mechanical support, maintenance and/or repair of the facilities safety processes, fire and environmental protection systems and processes, utilities, building equipment and infrastructure. This position will work with the maintenance personnel, contractors, and their employees to ensure that Contecs facilities, utilities and grounds are regularly maintained, are in good working order, and project a clean, professional appearance.

Responsibilities:

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Others may be assigned.

  • Oversees the contract housekeeping and landscaping services to ensure a high standard of cleanliness, safety, and efficiency.
  • Inventories and maintains adequate supply stock for cleaning, hygiene and canteens.
  • Assures tools and equipment used to perform maintenance is kept in working order.
  • Regularly inspects facilities for appearance and cleanliness.
  • Schedules minor repair and upkeep maintenance for facilities, utilities, grounds and furnishings when needed.
  • Schedules all internal and external preventative maintenance (PM) activities.
  • Assists in ensuring PM activities meet all NFPA 25 and NEC requirements.
  • Diagnose and troubleshoot using PLCs and electrical or mechanical schematics.
  • Checks the security of the building and grounds.
  • Serves as the contact for food and beverage vending company when service is required.
  • Works with pest control services to schedule appropriate pest control.
  • Oversees preparation of outdoor walkways and parking areas before and after ice and snow accumulation.
  • Support and guide Building and Grounds Technicians in completion of facility maintenance.
  • Participates and works within ISO 9001-2015 quality standards guidelines in accordance with Contecs quality goals.

Requirements:

EDUCATION and/or EXPERIENCE

Associates or other two-year degree in at least one of the following: industrial electronics/control systems, industrial HVAC or mechatronic; 5 or more years of experience in facilities maintenance; or an equivalent combination of education and experience.

Specific areas of knowledge include:

  • Chain and sprocket / belt and pulley alignment / excessive wear / bearings
  • Water systems RO / DI / HVAC & Boiler Treatment
  • Compressed air systems, pneumatic valves & actuators, daily inspections and safety test
  • Boiler & Steam systems, daily inspections & safety test
  • Hydraulic systems
  • Basic HVAC service & system management
  • Basic understanding of HMI / SCADA systems
  • Basic knowledge of AC / DC circuits
  • Basic understanding of AC / DC motor systems
  • Read electrical / mechanical schematics

PHYSICAL DEMANDS

The employee in this role remains in an active position while working 75% of the time and regularly needs to move about in the office and on the production floor of the 3 local Spartanburg sites. The employee frequently will visit the production floor and utilities spaces to observe equipment and operations. They frequently must position themselves to observe, maintain, or investigate equipment from different perspectives and may ascend/descend a ladder or scissor lift to perform this duty. Observation of the equipment requires vision abilities including close vision, color vision, and ability to adjust focus. While performing the duties of this job, the employee is frequently required to talk or hear as well as diagnosis equipment issues by the way is sounds. The employee frequently must lift and/or move up to 50 pounds of equipment or supplies. The employee must also effectively be able to utilize a variety of powered and manual hand tools.

This position requires the person to regularly perform their job in a variety of indoor and outdoor applications across the 3 local facilities in the Spartanburg area during all seasons. All plants are partially air conditioned. Frequently, they will be required to work in a manufacturing environment where the noise level is loud and PPE will be required (safety eye protection, steel-toe footwear, and hair covers). While in the manufacturing environment, they will occasionally be exposed to moving mechanical parts, electrical hazards, liquid chemicals, and fumes from the manufacturing process. Regularly this position will be required to observe equipment outside the facility where the employee will be exposed to uncontrolled environments such as heat, cold, humid, or wet conditions. When not directly supporting hands-on efforts, the employee will be in an air-conditioned open office setting. The employee is also expected to be on call some nights and weekends for issues that arise in the plant.
