While operations remained the same, this partnership opened the doors for continued growth and success in our industry.Today, Heritage continues to be committed to making a difference in the health and productivity of our community and those we serve.About the roleThe Heritage Building Maintenance Assistant Director of Operations & Special Services is responsible for supporting the oversight of daily janitorial operations for the night shift operations. In addition to managing staff and ensuring work orders from clients and standard janitorial duties in multiple buildings are complete each night, the Director of Operations is expected to supervise all 2nd shift operations managers and provide adequate training and support to operations teams.What you\'ll doQuality customer service and a proven eye for detail must be always provided, and willingness/ability to be trained on and demonstrate to others approved cleaning techniques is essential.Traditional Schedule will be 3:00pm-11:30pm Monday through Friday; however, schedule needs to be flexible for meetings, start-ups, and interviews.Daily job responsibilities/functions may include, but are not limited to:Manage/Monitor staffing for night operations.Direct reports will be 4-6 Operations Area Managers. Indirect reports will be 300+ General Cleaners / Floats / Mobile Crews.Conduct interviews and assist human resources with decisions related to hiring and firing of employees.Conduct disciplinary action and performance improvement meetings with employees.Attend required staff planning meetings.Audit employee schedules for accuracy. Take work orders and communications from the office and relay them to front-line cleaning team members to complete necessary requests.Understand and follow written and verbal instructions in multiple locations to complete nightly cleaning duties and maintain standard of excellence with staff based on approved cleaning specifications.Report on any human resource/clock-in/clock-out issues on a nightly basis.Driving company vehicles to and from building locations to perform janitorial service audits and manage the work of team members under their supervisor throughout.Conduct audits on a nightly basis and report back to customer service.Determining the types of equipment to be used in performing work, or materials needed.Attend new account walk throughs.Attend new-account start-ups to ensure a smooth transition.Support and back-up the area managers in a result of an absence and provide training support to area managers.Duties also may include assisting and training team members who are:Vacuuming, sweeping, and mopping of flooring and stairs.Clean and sanitize bathrooms.Clean sinks, countertops, microwaves, and refrigerators in break rooms.Providing feedback to the office on inventory levels for ordering in client buildings.Helping to restock supplies in bathrooms, break rooms and common areas.Empty all trash cans and replace liners, clean receptacles as necessary.Dusting and cleaning office desks and furniture that are not cluttered.Maintain janitor closets in a clean, organized, and safe manner.Maintain janitorial equipment in a clean, safe, and operable condition.Proper labeling, dilution, and use of all chemicals.Wearing proper Personal Protective Equipment at all times.Good communication and interpersonal skillsAbility to follow oral and written instructions.Ability to use smartphone technology to receive and read emails/text with management staff.Ability to prioritize multiple tasks.Ability to lead and work effectively with a team, teaching and correcting for proper techniques as needed.Ability to work independently as needed to support the group effort.Ability to communicate in English and Spanish is required.Qualifications12-18 months experience in the commercial janitorial industry is required.24 months managerial experience of a team with at least 5+ individuals reporting.Must have a valid, non-restricted Driver’s License and reliable transportation, as well as a clean driving record.Must be 18 or older.A background check will be necessary on our end; you will be required to submit to a background check.Working Environment and Physical DemandsThe work is performed in an office setting with a wide variety of people with differing functions, personalities, and abilities.The work requires routine walking, standing, bending, and carrying items weighing less than fifty pounds.
