Position Overview:

The Land Acquisition Manager will be a pivotal member of the Division, responsible for identifying, evaluating, and securing land deals to sustain the company's land pipeline. In this role, you will independently negotiate land deals, conduct land use and financial analyses, and finalize purchase agreements. Success in this position requires a deal-oriented individual with a strong grasp of the local land market's dynamics and challenges. Demonstrating an understanding of strategies to leverage current trends and adapt acquisition efforts accordingly will be crucial to your success.

Position Responsibilities:

Continually search for lot and land purchase opportunities using a variety of method and identify lots/land for purchase.
Maintain lot market information (zoning, price, terms, and competition).
Establish strong relationships with sellers (developers, land owners, brokers, builders, banks, etc.) and other related parties to ensure access to potential opportunities and information on deals transacting in the market.
Network to represent the division in the market and to stay informed of opportunities for the division.
Assist all division staff with building strong relationship strategies with external sellers and related parties.
Prepare Letters of Intent (LOI's), negotiations, proforma financial analysis, and purchase agreements for acquisition of lots/land to support the division.
Manage land packages for your acquisition opportunities including data gathering and analysis, preparation and timely delivery of land packages to the Land Committee and participation and committee review.
Responsible for established land acquisition goals to achieve the business plan goals and targeted growth of the division.

Qualifications/Experience:

Bachelor's degree in Real Estate, Civil Engineering, Finance, Business Management or related field preferred.
Minimum 3 years land acquisition experience, preferably in residential construction industry.
Working knowledge of residential construction or similar industry.
Experience with metro study and other market analysis software.
Proficiency with Microsoft Office Suite, Google Earth and GIS mapping applications.
Strong written and verbal communication skills.
