Construction Project Manager

Position Title: Construction Project ManagerSupervisor: Executive Vice President FLSA: Exempt/Salary/Administrative/Executive Project Summary: Manages design/build, construction management, or construct-only projects from project assignment through completion. Provide oversight for all phases of construction projects, including direct supervision and coordination of employees, subcontractors, and other construction-related personnel, materials & equipment, while achieving consistent, high-quality standards in safety and the construction process through occupancy. Expertise in managing resources including budgets, schedules, reports and documentation, meetings, applicable building codes, and required OSHA and state-level agencies’ regulations. May be responsible for managing concurrently more than one project. Essential Responsibilities:
  • Manages the project schedule, conducts job site meetings, and prepares updated schedules.
  • Establishes relationships with owners and architects to secure new business and participates in client presentations if required.
  • Responsible for preparing bid packages and invitation to bid inquiries, receiving and analyzing bids from subcontractors and suppliers, qualifying subcontractors, and awarding subcontracts with major purchase orders.
  • Assists project estimator in responding to RFPs including the preparation of conceptual cost estimates, budgets, schedules, and other proposal documents.
  • Monitors the progress of design documents.
  • Participates in design review meetings and provides input regarding constructability as well as scope and cost changes.
  • Manages client relations including progress meetings, correspondence, periodic reports, change orders, and responses to client inquiries.
  • Responsible for project cost control including updating labor cost reports, summary cost reports, and project status summaries.
  • Maintains submittal control, including scheduling, receiving, reviewing, approving, and expediting submittals from suppliers and subcontractors to comply with the progress schedule.
  • Prepares detailed estimates, cost code input, and cost control systems.
  • Helps identify value-engineering opportunities to present to the owner.
  • Confirm all approved plans to verify site is built per plan and specifications. Ensure that the selected options and change orders are implemented during construction and for owner walk-through.
  • Plans, sequences, and schedules the project with input from the superintendent and subcontractors.
  • Prepares requisitions for payment and other required project invoicing. Maximizes project cash flow through invoicing and collections. Prepares and secures owner acceptance of contract change orders.
  • Issues modifications to subcontracts and purchase orders after owner acceptance and updates budget in the summary cost report.
  • Manages subcontractor and supplier performance issues, based on input from the Superintendent, including documentation, default notices, and replacement, if necessary.
  • Assists in the development of construction personnel through mentoring and on-the-job training.
  • Works with construction core personnel to establish job organization including Superintendent and Assistant Superintendent requirements.
  • Establish and/or maintain contact with as needed with appropriate city officials and inspectors.
  • Coordinates requirements of governing authorities for permits, inspections, and final approval of the project with A/E.
  • Manages payments to subcontractors and vendors including reviewing and approving schedules of value, pay requisitions, invoices, and required insurance coverage.
  • Reviews and monitors project progress, quality, and safety.
  • Track contracts, service orders, purchase orders, costs, expenditures, change orders, billing, and retainage on assigned projects utilizing Sage software throughout the project and prepare monthly cost reports.
  • Works with the Superintendent and makes corrections as required to comply with the contract and Integrated Construction’s policies and procedures.
  • Effectively manages project close-out tasks and any warranty work.
  • Collaborate with all subs, vendors, and departments regarding submittals, operation and maintenance manuals, warranties, and other required paperwork necessary for project completion.

 Additional Duties:
  •  Minimizes risk by implementing and consistently auditing safety standards and quality assurance control methods.
  • Oversees performance of all trade contractors and reviews architectural and engineering drawings to confirm all specifications and regulations are being followed.
  • Responsible for the proper administration of contract documents and obtaining all necessary insurance requirements, W9s, licensing, and permitting as applicable from subcontractors and vendors prior to arriving onsite.
  • Liaison with the project accounting staff to ensure all information is provided accurately, on time, and in accordance with compliance.
 
Education and Experience: 
  • Bachelor’s degree in engineering or construction management or related field required.
  • Minimum of three (3) years experience in construction management, including a thorough knowledge of all aspects of construction (contract writing, estimating, construction methods, engineering, equipment, technology, safety, etc.).
  • Wood-frame experience is required.
  • Senior Living, Hospitality, and Multi-Family experience preferred.
  • Expertise in managing resources including budgets, schedules, and materials in an environment of multiple, competing demands.
  • Excellent organizational, supervisory, communication, collaboration, and analytical skills.

Skills and Abilities:
  •  Strong leadership, time management, and multitasking skills.
  • Excellent cost, revenue, and profitability projection and management skills.
  • Collaborate with others to accomplish goals, identify and resolve problems, and delegate tasks effectively.
  • Good verbal and written communication skills; able to provide detailed instructions and capable of performing specific written and verbal instructions independently.
  • Research and retrieve information from technical sources.
  • Proficient in using office equipment and technology, ie laptops, scanners, printers, apps, camera phones, etc.

Physical Requirements: This position requires long hours sitting and using office equipment, including telephones and computers, and may also require some light lifting of files and materials and carrying checks, mail, and other documentation to different departments from time to time. The position may also involve some repetitive motions of the hands, wrists, and elbows. Working Conditions:This position is normally performed in an office or job site office work environment, which does not subject the employee to the elements. The noise level in the work environment is usually moderately quiet. This position may require a flexible schedule, periodic overtime, and overnight travel as needed.
