Position Summary: The Estimator is responsible for the overall project estimate in addition to providing leadership, training, and mentoring for their team under the Preconstruction Manager. Works with Clients, Architects/Engineers, subcontractors/suppliers to plan cost factors for building projects; analyzes construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects.  Essential Responsibilities: Prepare estimates with the proper level of detail for all design stages: 
  • Conceptual, Schematic Design, Design Development, and Construction Documents. 
  • Assists with maintaining the estimating cost database to ensure costs are up to date. 
  • Consult with Clients, Architects, Subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues. 
  • Studies specifications to assist the operations teams in planning procedures for construction on the basis of starting and completion times and staffing requirements for each phase of construction.
  • Researches construction documents and analyzes specifications to determine estimated costs. 
  • Works with the operations team throughout the preconstruction process in reviewing plans and specifications for constructability issues and determining general requirements for the project. 
  • Creates, maintains, and manages the preconstruction/design schedule for projects. 
  • Has the ability to manage and track multiple preconstruction projects at once. 
  • Manage the subcontractor prequalification process and ensure that awarded subcontractors have the proper experience and financial capabilities to perform on the project. 
  • Review design documents for proper information to receive accurate pricing from subcontractors and suppliers, generate acceptable value engineering ideas, and prepare life-cycle costing. 
  • Prepares quantity take-offs and estimates costs of materials, labor, and use of equipment required to fulfill all provisions of the contract. 
  • Understand how to create proper bid packages and work with the design team on the information required in each package to ensure complete bids and give the field team the right information needed to start construction or maintain the project schedule. 
  • Assures that the project team acts with integrity and employs ethical behavior during all stages of the estimating process. 
  • Assists with system analysis of building components and MEP Systems. 
  • Manages the subcontractor solicitation process with Building Connected or other solicitation programs as may be utilized and assures that the proper team members are part of the approval process for all bid lists. 
  • Writes the specific and general instructions to bidders and required bid forms. 
  • Review subcontractor and supplier bids for conformity to contract requirements and determine acceptable bids. 
  • Presents and explains project budgets to clients, designers, and operations teams. 
  • Assists with the buy-out process and handoff to the Operations Team. 
  • Works with Divisional Leaders in the creation of all final estimates to be given to the operations and accounting team for the creation of the project budgets. 
  • Familiarity/proficiency with the following software or internet-based programs: 
    • BlueBeam or Adobe.
    • MS Excel.
    • MS Word.
    • Building Connected.
  • Solicit and maintain communications with subcontractors and vendors. 
  • Organize, review, and analyze quotes received from subcontractors and suppliers. 
  • Prepares subcontractor bid package. 
  • Transmits addenda and other bid information to subcontractors. 
  • Ensures that we have the proper coverage from subcontractors on bid day. 
  • Project Knowledge and thorough understanding of the scope. 
  • Maintain and organize files and databases pertaining to proposals and information on pricing, subcontractors, and suppliers for future use. 
  • Assist the Director of Preconstruction Services with anything they need. 
  • Assist Project Managers during slow bid times. 

Education and Experience: 
  • Preferably (2) years of estimating experience in the commercial or residential sector.
  • B.S. degree in Civil or Architectural Engineering, Construction Management, or equivalent field experience preferred. 
  • Capability to complete large CM/GC, and Design-Build projects and large, complex competitive bid projects. 
  • Independent sales strengths for presentations and project pursuits. 
  • History of successfully working internally with the operational team and externally with Owners, Architects/Engineers, and subcontractors. 
  • Excellent communication skills including verbal, written, and presentation.
 Skills and Abilities: 
  • Strong leadership and management skills. 
  • Collaborate with others to accomplish goals, identify and resolve problems, and delegate tasks effectively. 
  • Good verbal and written communication skills; able to provide detailed instructions and capable of performing specific written and verbal instructions independently. 
  • Research and retrieve information from technical sources. 
  • Proficient in using office equipment and technology, ie laptops, scanners, printers, apps, camera phones, etc. 
 Physical Requirements: This position requires long hours sitting and using office equipment, including telephones and computers, and may also require some light lifting of files and materials and carrying checks, mail, and other documentation to different departments from time to time. The position may also involve some repetitive motions of the hands, wrists, and elbows.  Working Conditions: This position is normally performed in an office, which does not subject the employee to the elements. The noise level in the work environment is usually moderately quiet. This position may require a flexible schedule, periodic overtime, and overnight travel as needed.
