Real Estate Development and Relocation Associate

Summary:The Real Estate Development and Relocation Associate is responsible for managing the resident relocation process for one or more rehabilitation projects as part of the development department. The Associate will also assist with other tasks related to the development process of affordable housing properties including, but not limited to funding applications, finance closing, construction monitoring, punch lists, and permanent closings. This role is intended to provide the opportunity to grow into other roles over time at Cornerstone, particularly in the development department. Hours spent will be split between relocation and other Development tasks on an as needed basis each week and month.
Essential Functions:
Relocation Specialist Duties
  • In coordination with the Project Manager, creates site-specific relocation plans to help facilitate the rehabilitation/construction projects for Cornerstone and its partners.
  • Works and communicates closely with the Property Storage Company, Movers, Property Manager, Construction Management Team, Property Owner, Developers, and other applicable Project Managers/ Contractors
  • Represents Cornerstone either on-site or virtually at construction meetings to provide status updates and other pertinent information.
  • Handles tenant complaints and questions in a professional manner while delegating responses to the correct team member
  • Explains the process to tenants, their families and support personnel (i.e. case workers, etc.)
  • Keeps accurate records in MS Excel and MS Word. Accurately records what worked well and what did not work, during the process to help inform future projects and for correspondence with tenants and/or funding agencies
  • Tracks dates/timelines of move-in/move-outs of specific units/buildings and working with above team to keep project on schedule
  • Responds quickly, professionally and effectively to unique issues such as, medical or financial surprises that may have potential to interrupt the move-in/ move-out schedule
  • Tracks lodge unit processes such as cable/phone accounts, lodge unit furniture, or other required items
  • Documents processes with photos
  • Has a willingness to make frequent site visits including overnight stays
 Project Predevelopment Activities
  • Has a willingness to learn requirements for the NYS LIHTC and related funding applications
  • Assists other development department members in obtaining site control for projects to be developed
  • Learns financial feasibility analyses by reviewing the potential sources of funds and uses of funds
  • Assists in relationships with lenders and joint venture partners
  • Obtains quotes and follows-up with the preparation of market studies, appraisals and environmental studies

Project Funding Application Activities
  • Meets with the development team on a regular basis, continually gathering input on the progress of project funding application(s) and required action necessary
  • Obtains and analyzes community needs documentation, summarizing them in the application and obtain necessary letters of support from the community for new developments
  • Follows up with attorneys, investors, and funders to obtain or facilitate the transmission of documents they need in order to receive funding commitment letters
  • Learns how to prepare and submit funding applications

Finance Closing and Project Monitoring Activities
  • Assists other development team members with construction finance closing by communicating with funders, partners and attorneys
  • Represents RCG at construction meetings and resolve issues related to schedule, local permits, third- party professionals’ responsibilities and funding requirements
  • Assists with construction hard and soft cost draws and coordinate construction change orders with the goal of maximizing the development fee
  • Assists with the cost certification process with the auditors and accounting department
  • Assists with the permanent closing process, once the project is completed, making sure that all funders, investors and attorneys’ requirements have been met and documentation has been satisfied

Mental and Physical Demands:
  • Requires ability to problem-solve; requires a high level of organizational and prioritization skills
  • Requires ability to maintain confidentiality of information received
  • Required to sit for prolonged periods; exposed to visual display terminal for prolonged periods; dexterity and precision required in the operation of a computer
  • Ability to lift up to 25 pounds

 Supervisory Responsibilities:
  • This position does not have any supervisory responsibilities except as may be assigned from time to time
