Director of Pre-Construction

J.L. Moore is a commercial general contracting and design-build firm located in Strongsville, Ohio. Founded in 1973, we provide construction services to local, regional, and national clients. As we continue to experience successful growth, we are seeking a highly skilled Director of Pre-Construction with the experience and passion to lead our estimating team. 

The ideal candidate will have a strong background in estimating commercial projects and a proven ability to manage and mentor a team. As Director of Pre-Construction, you will be a key member of our team, will have the autonomy to further develop the estimating department, along with building and developing your own team. This position is a player-coach role, meaning that the Director of Pre-Construction will still perform the role of Estimator as well as overseeing the department. The Director of Pre-Construction will work directly with management to win commercial construction opportunities that support company goals and objectives.

Key Responsibilities:

·        Lead and mentor the estimating team, providing guidance and support to ensure timely and accurate proposals are submitted.

·        Oversee and develop cost estimates for a wide range of commercial projects.

·        Lead the bidding process by preparing, soliciting, and reviewing bids from subcontractors and suppliers, ensuring competitive and fair pricing.

·        Identify opportunities for cost savings and efficiencies through value engineering, providing innovative solutions to enhance project value.

·        Develop accurate cost estimates and budgets in collaboration with estimators and project managers.

·        Analyze project specifications and drawings to ensure compliance and feasibility.

·        Oversee the preparation and submission of bid proposals, ensuring they are competitive and align with project requirements.

·        Work closely with project teams, to ensure a seamless transition from preconstruction to construction phases.

·        Work closely with the sales team to conduct presentations and meetings to win new opportunities.

·        Conduct market research to stay informed about industry trends, pricing, and competitive dynamics, utilizing this knowledge to refine estimating strategies.

Key Requirements:

·        Minimum of 6 years of experience estimating commercial construction projects ranging from $500 thousand to $20 million.

·        Experience developing conceptual estimates is required.

·        Proven leadership experience in managing and developing estimating teams.

·        Strong knowledge of construction methods, materials, and cost estimating techniques.

·        Excellent analytical and mathematical skills with a keen attention to detail.

·        A highly motivated, self-starting individual that is goal oriented.

·        Strong communication and interpersonal skills, with the ability to build relationships with clients and stakeholders.

·        Proficient in the use of technology and software necessary to perform the role.

·        Strong Microsoft Excel skills are required.

·        Ability to work under tight deadlines and manage multiple projects simultaneously.
