Key Responsibilities:
- Portfolio Management: Oversee and manage a portfolio of light industrial properties, focusing on maximizing asset value, ensuring high occupancy rates, and driving revenue growth.
- Financial Analysis: Perform in-depth financial analysis, including budgeting, forecasting, and performance tracking, to ensure assets meet or exceed financial objectives.
- Lease Administration: Handle lease negotiations, renewals, and terminations while maintaining strong tenant relationships and ensuring lease compliance.
- Property Optimization: Identify and implement strategies to enhance property performance, such as cost reduction initiatives, capital improvements, and market repositioning.
- Market Analysis: Conduct market research to stay informed about trends, property values, and competitive positioning within the industrial real estate market.
- Tenant Relations: Build and maintain positive relationships with tenants, addressing their needs and concerns to ensure high levels of satisfaction and retention.
- Risk Management: Identify and manage risks associated with the portfolio, including insurance, environmental issues, and regulatory compliance.
- Acquisitions & Dispositions: Support property acquisitions and dispositions by conducting due diligence, financial modeling, and coordinating with relevant teams.
- Reporting: Prepare and present regular reports on portfolio performance, including key metrics, challenges, and opportunities, to senior management.
Qualifications:
- Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
- 6+ years of experience in asset management, preferably within the light industrial sector.
- Strong financial analysis and modeling skills.
- Excellent negotiation, communication, and interpersonal skills.
- Proven ability to manage multiple properties and projects simultaneously.
- Familiarity with real estate market trends and regulations, particularly in the industrial sector.
- Proficiency in property management software and financial reporting tools.
Preferred Experience:
- Prior experience managing light industrial properties is strongly preferred.
- Experience with lease negotiations and tenant relations in an industrial setting.
- Knowledge of local and regional industrial real estate markets.
