Position Summary:
The Director of Construction serves as the head of the construction, in-house design teams, & purchasing departments responsible for creating, implementing, and reinforcing processes and procedures to deliver a quality home 100% complete, on time, and under budget with an emphasis on customer service and teamwork. This position will oversee and manage a multitude of personnel in different markets and is important that this individual has the capacity to wear multiple different hats.
Accountabilities
  • Average cycle time for all divisions
  • Average variance costs from estimated budgets
  • Number of houses started for all divisions
  • Total number of CO’s received per month/quarter
  • Customer satisfaction surveys above 90%

Principal Duties and Responsibilities:
  • Responsible for the weekly updating of inventory status reports, production, and turnover reports.
  • Develop, maintain, and monitor annual department Indirect Budgets by subdivision and division, review monthly indirect tracking reports, and compare to budget by line item to report to President.
  • Provides overall staff direction training and guidance to field superintendents to meet budget, schedule, and company’s overall performance goals.
  • Coordinate with Division Purchasing Manager, Architect, and Estimator on product design and development and overall day-to-day operations.
  • Plan, organize, and staff key field positions to support overall department goals and objectives
  • Schedule, assign, and direct the work of construction staff & ensures jobs are completed on time and within budget
  • Determine specifications performed by sub-contractors, job objectives, schedules, and budget considerations.
  • Responsible for negotiating the terms and conditions of sub-contractor labor and material pricing.
  • Responsible for sub-contractor quality control, vendor quality control, and material conformance to required standards.
  • Oversees the hiring, management, and development of Construction team members within their communities.
  • Carry out policies, procedures, and performance standards that are in place, update and if necessary, develop new policies in keeping with the company’s mission and objectives.
  • Responsible for implementing and managing software scheduling, selection software, and technology tools to improve performance and efficiency.
  • Any other duties may be required by corporate executives.
  • Monitors weekly payroll & signs off on all variances.

Requirements:
Technical Degree in Construction with twelve (12) plus years related experience; or
Bachelor of Science Degree; Minimum of seven (7) to ten (10) years of vertical and horizontal construction experience in high volume residential home building operations.
Minimum of six (6) years’ experience in upper management with proven leadership ability; required
A valid driver’s license and a vehicle capable of carrying supplies and willing to drive among designated communities in daytime and nighttime.
Ability to travel between divisions
Ability to utilize ARIVA applications on a smart phone, tablet or laptop.
Ability to apply common sense understanding to carry out instructions furnished in written, oral form via ARIVA HOMES applications.
