Triad Financial Services is a leading provider of financial services and solutions, serving clients worldwide. We are seeking a highly motivated VP of Funding, Closing. This position reports to the SVP Mortgage Originations Operations. The VP of Funding & Closing is a key leadership position at Triad Financial Services, responsible for overseeing and managing loan closing and funding functions related to chattel mortgages.

  • Must have expert level knowledge of the closing process and be able to coach and train teams in closing - Typing Team, Doc Signed Team, and Funding Team & be able to explain requirements.
  • Provide motivation, leadership and guidance for Staff.
  • Responsible for timely reporting to SVP, C-Suite, and Stakeholders.
  • Oversee and coach Managers and Supervisors in how to effectively resolve issues with each file.
  • Manage and train staff regarding any unusual disbursement requirements, and how to work with accounting management on any discrepancies.
  • Meet weekly with Managers, direct reports to discuss changes, goal attainment, KPI’s
  • Maintain relationships with dealers, lenders and other Triad departments.
  • Responsible for the maintenance of updated files, i.e. expiration dates, etc., holding Team-Leads accountable.
  • Responsible for working with Accounting Peers on the balance of Funding/Accounting figures at the end of month.
  • In charge of Yearly Reviews of Managers. Initiate compensation increases if/when applicable, based on performance.
  • Ensure all training material is updated regularly.
  • Ensure all files comply with ATR/QM/HPML/HOEPA rules and requirements.
  • Reporting on the balance investor wires received and making sure they are received in a timely manner.
  • Communicates and interacts with SVP on the needs of staffing, working with HR on hiring and corrective action when necessary.
  • Setting and managing production goals and work quality expectations and KPIs.
  • Working with HR on the onboarding and training of Closing staff

VP is expected to be able to step in at any time to help on any team. Must have prior knowledge needed below.

Typer

  • Manage team responsible for monitoring all incoming loan doc requests.
  • Ensure team has all necessary underwriting conditions cleared for doc prep.
  • Responsible for the communication and escalation process when working with borrowers, brokers and dealers on any additional items needed for doc prep.
  • Approve and verify with Team-Leads that all items entered at processing matches uploaded documents and Contract Order Form.
  • Oversee and manage team on the process of: Order and review flood and tax certs from 3rd party vendors. Review property report and/or appraisal ordered by underwriters. Ensure all required UW conditions are cleared for docs. Timely and accurately enter data into system and send documents for signature.
  • Maintain compliance with all company policies and procedures

Doc Signed

  • Manage the receipt, review/audit and the clearing of incoming signed loan doc packages and ensure your teams stack the file for final audit.
  • Responsible for the communication and escalation process when working with clients, dealers and/or brokers for any additional conditions needed for completing loan.
  • Oversee and manage team on the process of: Gather and send back to underwriter all outstanding UW conditions. Keep track of paystub & loan expiration dates. Keep track of payments made after funding. Review and clear insurance. Retype docs and forward for signature if loan or lender changes. Order and disburse all funds once the loan is ready to move to end lender. Send mortgages to be recorded. Perform accounting forensics if loan doesn’t reconcile after lender purchase.
  • Maintain compliance with all company policies and procedures.

Funder

  • Funding team performs verifications on all the above and certifies it is ready to move to bank with additional duties: Packages and sends completed files to end lender for purchase.
  • Oversee and manage team on the process of: Understanding the different needs of each bank. Send assignments to be recorded. Balances accounting discrepancies if needed and/or when lender redirect happens after funding.
  • Maintain compliance with all company policies and procedures

Required Experience/Skills:

  • 2-5 Mortgage closing/title experience.
  • 3 plus years of relevant management experience.
  • Experience maintaining relationships and providing superior customer service.
  • Must be able to Multi-task.
  • Must have strong work ethic.
  • Strong problem-solving skills.
  • Excellent computer proficiency (MS Office – Word, Excel and Outlook)
  • Accuracy and attention to detail
  • Strong verbal and written communication skills
  • Working knowledge of mortgage industry regulations

Preferred Skills Sets and Experience

  • Knowledge of Manufactured Housing is a plus.
  • Knowledge of mobile home, chattel experience highly regarded.
  • Working knowledge of Encompass.
