WHO ARE WE LOOKING FOR?

BBS is currently seeking an Architectural Construction Administrator for the firm’s Patchogue, Long Island office. Candidates must have a minimum of 10 years experience in the construction phase of public/municipal projects.


A Construction Administrator (CA) observes and reports on construction progress. It is a boots-on-the-ground position. They respond to RFI’s and process submittals and payment applications, coordinating with the Project Manager, Project Engineers, and back-office staff. On average, a CA spends 65% of their time on the road and jobsites, and 35% in the office.


This position is perfect for a construction professional who, under supervision of a Senior Construction Administrator or Project Manager, will be responsible for bidding/negotiation, construction observation, payment applications, change orders, and close-out of projects of varying types, complexities, scopes and budgets. Candidates must also have experience in working in teams with other professionals including Project Managers, Contractors, Construction Managers, and Owners.


A CA position is great for someone who has lived on the construction side and would like to step down their stress and weekend work. The candidate would be a vital part of the construction team, but keeping the construction schedule would no longer be his/her responsibility alone.


Since some of our work is seasonal, we might be able to accommodate a retiree or snowbird who would like to supplement their income with a seasonal or part-time position. Seasonal for us is generally May through October. Similarly, we may be able offer a part-time position, working certain days of the week, year-round. A professional degree is not necessary. Education from the School of Hard Knocks is much more valuable as a CA. Experience on jobsites is a must. Knowledge of how heavy commercial buildings are constructed is a must. Reading blueprints, specifications, and operating Microsoft Excel and Word is a must. Confidence and constitution is a must.


DUTIES AND RESPONSIBILITIES:

· Pro-actively contributes to projects under the supervision of a Senior Construction Administrator/Project Manager.

· Preparation and management of construction phase project paperwork.

· Site observations, construction meetings, and reporting.

· Interaction with government agency Inspectors, Contractors, Construction Managers, and Owners.

· Completing Punch-listing and contract close-out.

· Meets deadlines as necessary to ensure highest level of client satisfaction.

· Assists in collection and maintenance of cost data.

SKILLS AND EXPERIENCE:

· AAS in Construction Technology is preferred, although a degree is not necessary.

· Minimum 10 years of construction phase experience.

· Understands and contributes to the process and workflow of an A/E project team, works within established cost budgets and timelines.

· Excellent verbal, written and visual communication skills. Self-driven desire to learn and grow professionally, ability to multi-task and to meet multiple simultaneous deadlines.

· Proficiency in Microsoft Office.

· Experience in interacting with various level government agencies and municipalities is a plus.
