Maintenance Mechanic

Position Summary

This position reports to the Maintenance Manager of the assigned properties and is responsible for the performance of skilled work in one or more of the building trades in HVAC, the maintenance, renovation and repair of buildings, building equipment, grounds and grounds equipment or fixtures, specializing in general maintenance.

Position Description

The position is responsible for the completion of work orders and emergency on-call responses for general maintenance and repair functions in accordance with federal, state and local uniform codes to include but not limited to:

  • Install and repair kitchen cabinets, sinks and hang doors.
  • Performs carpentry, plaster and drywall construction and repairs.
  • Performs mechanical, minor plumbing, electrical repairs and paint preparations and operations.
  • Repairs furnaces, heat pumps and other heating, ventilation and air conditioning equipment.
  • Participates in preventive maintenance and emergency repair and new construction.
  • Completes work performance documents, i.e., work requests and man-hour accounting forms.
  • Plans and schedules work and estimates type and amount of materials needed in the performance of work.
  • Troubleshoots a variety of maintenance problems.
  • Maintains equipment in clean and orderly condition.
  • May perform general custodial duties.
  • * Assist in the pickup and disposal of bulk refuse items, operating the Agency refuse trash truck.
  • Job duties, responsibilities, specifications, and other job aspects may be changed as needed. Performs other duties as assigned.

Position Requirements

  • Must provide personal hand tools and care for tools and equipment of the trades.
  • The ability to execute work assignments diligently and conscientiously without close supervision; work independently in the absence of specific instructions and under pressure and with time restraints.
  • The ability to understand and follow oral and written instructions and to communicate clearly and show good judgment according to Authority policies and procedures.
  • Human relations skills to promote a positive image of the Authority and interact effectively, professionally and with courtesy with staff, co-workers, residents and the public.
  • Must be available to work on-call schedules and when needed, during emergencies and other unscheduled working hours and must be accessible by telephone, text or other effective communication means.

Physical Requirements

This position requires the ability to complete all physical duties of the job with or without a reasonable accommodation.

  • Use of hands/fingers to handle or feel – Sufficient manual dexterity to allow operation of a variety of maintenance power equipment and tools.
  • See – Ability to observe, identify and recognize details at close range. Must have the ability to identify and distinguish color variations.
  • Stand or Sit – Must be able to remain in a stationary position 50% of the time.
  • Walk, move and traverse Ability to stoop, kneel, bend, stretch, crawl and climb a ladder, etc.
  • Stoop, kneel, crouch or crawl – Constantly positions self to perform the essential functions of the job duties.
  • Move, transport, position, install, remove – Frequently moves items weighing up to 50 pounds across areas for various needs.
  • The ability to operate a motorized vehicle.

Experience and Training

  • Any combination of education equivalent to graduation from high school or vocational or technical study in one or more of the building trades.
  • Prefer two (2) years’ experience in one or more of the building, maintenance trades.
  • * Possession of Class A Commercial Driver’s License preferred and required for operation of the Agency refuse trash truck, as noted under “Position Description”. Additional compensation premium provided will be considered for this provision.
