Busy Property Management Company seeking a qualified candidate to manage and oversee the Commercial and Residential portfolio.

Financial Responsibilities


Monitoring collections of rent and other property fees from tenants.
Pursue Delinquency Collection Cycle
Approving property expenses, including replacement and maintenance costs
Maintaining internal billing for staff services to commercial tenants
Producing and Monitoring Property Budgets
Reporting the propertys financial status, occupancy and expiring leases to management

Management Responsibilities


Commercial Property Management
Setting policies and procedures with Management
Overseeing Residential Property Managers daily performance
Filling in for Residential Property Managers as needed
Providing approvals on escalated application approvals
Advertising and Marketing contract negotiations and website updates
Maintain rent rate comparisons and set market rates
Hiring property managers and leasing agents as needed
Inspecting properties and arranging for routine maintenance, repairs and new materials as required
Coordinate with maintenance supervisor to resolve property deficiencies and timely work order close out and turn schedule
Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
Investigating and resolving property complaints and rental violations

Compliance Responsibilities


Maintaining compliance with landlord/tenant and anti-discrimination laws.
Managing coordination and be present with legal team for evictions, process of service, etc.
Updating leases, amendments and addenda to maintain compliance and accuracy with current policies and procedures

Qualifications


Associates degree / Bachelors Preferred
Valid Drivers License
8 Years Property Management Experience
5 Years Management Experience
