Community Manager/Assistant Property Manager
The Community Manager/Assistant Property Manager is responsible for the financial and operational performance of an assigned community and ensuring that the market attains all KPIs set forth to include target renewal rates, delinquency rates, occupancy rates, NOI targets, and leasing goals.
ESSENTIAL DUTIES:
- Be Onsite at the model unit during Lease Up: Wednesday-Sunday 9AM-5PM
- Manage and assist the with the take down process of new homes closing. This includes:
- Reviewing the scope of work and what was to be completed. Initial, QC and final walks with onsite superintendent from the builder, punch list creation for the builder prior to close of home and Certificate of Occupancy.
- Market the community locally, host open houses, and ensure the community is well known in the area
- Follow up on all leads & tours
- Manage the full leasing process from vacancy through to move in including lease creation, notifications, and payment collection.
- Manage the move in process – ensure tenants receive their welcome package and executed lease and keys.
- Receive and post payments for all tenants
- Work all delinquency accounts to bring accounts current
- Manage the eviction process with local counsel
- Market vacant properties for lease through AppFolio as well as the local MLS
- Review and make recommendations for applications on all leased properties
- Manage the move out process – review tenant schedules, ensure security deposits are returned in state mandated timelines, and notify the service manager of all upcoming turns.
- Manage warranty requests with the builders to ensure repairs are made in a timely manner.
- Manage maintenance requests to ensure all requests are completed timely and accurately.
- Manage all HOA correspondence and violations to ensure violations are cured in a timely manner.
- Handle all tenant escalations in a positive and cooperative manner.
- Manage approvals for all property management vendor payments.
This summary is not inclusive of all job duties. Additional job duties may be assigned at any time by management based upon the needs of the business.
WORKING CONDITIONS:
- Indoor and outdoor work potentially in non-climate-controlled environments.
- May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 50 lbs.
- Must travel throughout the Market and surrounding area and be willing to utilize a digital tracking system on your vehicle as provided by the company.
REQUIREMENTS:
- During Lease Up: Wednesday- Sunday 9AM-5PM, Off Monday & Tuesday
- After Lease Up: Monday- Friday (9AM-5PM)
- High school diploma or equivalent
- Current Real Estate License valid in South Carolina
- Reliable transportation and current auto insurance
- Knowledge of local housing ordinances and eviction procedures
- Complete understanding of fair housing laws
- Above average ability to communicate with others and work as part of a team
- Intermediate computer skills and the ability to learn new software
- Knowledge of rental property management standards and practices
