The purpose of the Concierge is to retain residents through customer service and handle administrative responsibilities for their assigned community.

Essential Duties include the following (other duties may be assigned):

  1. General Office/Administrative Responsibilities

· Open and closing of the office. Turning on & off all lights, vacuuming all rugs, filling the beverage station, filling the printer with paper and keeping the leasing lobby tidy.

· Answer calls on our multi-line system. Deliver calls to the appropriate agent or take detailed messages.

· Maintain key closet procedures to ensure proper control of access and security on the property.

· Receive and acknowledge resident notices.

· Assist in lease renewal procedure by:

o Completing lease renewal printout and submitting to director for approval.

o Contacting each resident by phone prior to 75 days before the end of their initial term. o Sending renewal letters to those residents you are unable to reach by phone.

o Typing new leases.

o Following up on any promises made at time of renewal.

· Assist with assembly of move-in packages.

· Keep all filing current.

· Operate office alarm system in conjunction with opening and closing the office.

· Write up all maintenance requests, upon receipt.

Knowledge

  • No special knowledge is required. This is an entry level position in the property management field.

Physical Demands:

While performing the duties of this job, the employee is regularly required to use hands to finger, type, handle or feel objects, talk, and hear. The employee is frequently required to stand; walk; reach with hands and arms, climb, stoop, and squat. The employee is intermittently required to sit. Incumbents must be able to physically access all exterior and interior parts of the property and amenities.

Concierge must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
