A Leasing Manager manages and directs the community’s marketing, print and internet advertising, sales activities, leasing, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

JOB TITLE: Leasing Manager

DEPARTMENT: Onsite

REPORTS TO: Community Manager

DUTIES AND RESPONSIBILITIES:

  1. Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
  1. Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding items to be addressed with the maintenance team.
  2. Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community’s established policies related to concessions, specials, and other programs to boost occupancy.
  3. Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.
  4. Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.
  1. Ensures office is opened on schedule and that office and model apartments are maintained in a clean condition.
  2. Performs light housekeeping as necessary.
  3. Physically walks and inspects property daily, check on vacant apartments.
  4. Completes move-in/move-out inspections with residents.
  5. Ensures that market surveys are conducted on a regular basis and that competition is shopped regularly.
  6. Utilizes the market information to make strategic decisions for the success of the property.
  7. Welcomes and shows prospective residents the property utilizing Company leasing techniques and expectations.
  8. Demonstrates leasing techniques to the leasing office team and communicates expectations.
  9. Answers incoming phone calls professionally and handles accordingly, whether the caller is a prospective resident, a resident, an internal Company team member, or a vendor.
  10. Supervises, trains, and leads the leasing team members to achieve the operational goals of the company and the property.
  11. Takes a hands-on approach to any necessary duties to ensure the job is completed.
  12. Strives to meet residents’ needs and create win/win situations.
  13. Follows through on resident problems to satisfactory resolution and communicates problems to the Designated Managing Broker.
  14. Keeps abreast of industry, market, and seasonal trends to plan strategies to meet operational goals.
  15. Holds regular team meetings to communicate leasing goals, progress toward goals and expectations and identifies actions to achieve objectives.

WORKING CONDITIONS: Mostly indoors in an office/admin setting but could work both in and outside of apartment buildings and in all areas of the community, including the amenities. This could mean exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on location).

PHYSICAL DEMANDS:

  • Need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, reach, and carry objects.
  • Must be able to work inside and outside in all weather conditions.
  • Must be able to push, pull, lift, carry, or maneuver weights of up to thirty-five (25) pounds independently.
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Must be able to work a flexible work schedule, which could include taking “call” during evenings, weekends, and holidays.
  • Must be able to read technical information, and/or use a keyboard, computer, and iPad.

Must maintain a valid driver’s license, clean driving record and current auto insurance is required.

Required to complete and successfully pass the McC Fair Housing, Harassment, and Diversity and Inclusion training within the first 30 days of employment.

Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job-related skills, knowledge, experience, education, certifications, etc.

In addition to the base salary, onsite positions may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
