CONSTRUCTION MANAGER I KAUAI

The Construction Manager I (CM I) is responsible for managing construction projects to ensure that all work complies with contract requirements, engineering standards, applicable codes, project specifications, and design plans. The CM I will keep open communication with the project team, owner, and contractor, and must be able to distinguish project critical needs and multi-task appropriately. This position is a developmental role, and upward mobility largely hinges on overall ability to grasp and master all aspects of the job. This position falls within the engineering field job family and reports to a Construction Manager II or Principal in Charge. Performs additional tasks and responsibilities as assigned.

Knowledge:

  1. Extensive knowledge of safety standards and construction activity methods.
  2. Strong communications skills, clear and concise, both verbally and written.
  3. Strong time management and organizational skills.
  4. Able to read and interpret engineering drawings, specifications, and contract requirements.

  6. Technical Knowledge: Demonstrates technical knowledge of construction materials, methods, and practices, as well as engineering principles and design standards. This includes the ability to read and interpret engineering drawings and specifications, as well as the ability to communicate technical information effectively to stakeholders.

Abilities:

  1. Enforce contractor compliance with the plans, specifications, and other contractual provisions throughout various phases of a project: planning, pre-construction, construction, and post construction.
  2. Host regular meetings with the contractor and owner.
  3. Have a strong understanding of all applicable standards, codes, and permit requirements related to the project.
  4. Manage the project team.
  5. Prepare cost estimates and complete negotiations with contractor.
  6. Manage the process of executing change orders.
  7. Oversee and ensure that all submittals, RFIs, correspondence, construction claims, change orders, progress payments, baseline schedule, and any other documentation to or from the contractor are timely and meet contract requirements.
  8. Coordinate field investigations and special inspections when needed.
  9. Manage the process involving all non-conformances.
  10. Ensure the project team documents and develops reports of on-site observations, as-built conditions, non-conformances, and inspections of construction activities with photo records.
  11. Stop work when a major safety violation occurs or when a major construction issue will affect contractual requirements. Discuss proper steps with the contractor and project team.
  12. Manage the project closeout process.
  13. Work on multiple projects.

Required Education and Experience: Bachelor's degree in Civil Engineering or related field; 20 years of field/project engineering experience; Licensed Professional Engineer (PE), Certified Construction Manager (CCM), or Responsible Managing Employee (RME)

Preferred Education and Experience: Master’s degree in Civil Engineering or a related field.

Supervisory Responsibilities: This position may supervise a team of construction professionals including, but not limited to, engineers, architects, inspectors, and administrative staff.

Work Environment: This job operates in a construction site and professional office environment. The work environment may include exposure to various weather conditions, loud noises, and hazardous materials. The noise level in the work environment is usually moderate to high.

Physical Demands: While performing the duties of this job, the employee is regularly required to stand, walk, and talk or hear. The employee is occasionally required to sit, climb, balance, stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds.

Position Type and Expected Hours of Work: This is a full-time position. Typical work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evening and weekend work may be required as job duties demand.

Travel: This position may require up to 50% travel to client locations or project sites.
