Position Summary:
Landsea Homes is seeking an intelligent and ambitious individual interested in an exciting and challenging position as a Financial Analyst for our Land Department. This position will report directly to the Vice President of Land to prepare, analyze, and interpret financial models related to land development and new home construction projects.
Responsibilities:
- Perform financial modeling and sensitivity analysis for land acquisition projects, generating insightful reports for the leadership team.
- Support the due diligence for new contracted projects by working with city staff, developers, civil engineers, and other business partners.
- Conduct competitive market analysis of targeted regions to inform land acquisition strategies.
- Review active projects, running variance reports to track budget performance.
- Aid in crafting Homeowners Association (HOA) organizational documents, encompassing budget assistance, utility account setups, company HOA meeting attendance, and coordinating the HOA handover to homeowners.
- Review and process Land Development invoices, contracted tasks, and change orders.
- Work with the Land Development team on budget setup, system entry, monthly budget adjustments, and insurance compliance.
- Prepare project proformas on a monthly, quarterly, and annual basis to assess financial viability.
- Manage contractual obligations with the internal Finance Department.
- Collaborate with internal departments to gather real-time data for informed acquisitions.
- Maintain a thorough understanding of the Company’s financial reporting and general ledger structure.
- Assist in the written and financial preparation of Investment Committee presentations for new project acquisitions.
- Support the preparation of land/draw packages.
- Manage land and lot closing process.
- Support the upkeep of the Land Acquisition and Development department’s public folders, plans, and logs.
- Attend departmental and project-related meetings and assist with additional projects and duties, as assigned.
Qualifications:
- Bachelor’s degree in accounting, finance, or a related field.
- 2-4 years of accounting, financial analysis, or job costing experience (internship experience will be considered); experience in residential, home-building, construction, or real estate accounting is a plus.
- Proficient in Excel and PowerPoint, with advanced skills in financial modeling and data analysis.
- Strong written and verbal communication skills and comfortable communicating cross-functionally with internal and external business partners.
- Strong knowledge of Generally Accepted Accounting Principles (GAAP).
- Strong organization skills with the ability to manage multiple projects in a dynamic environment, while adhering to strict deadlines.
Physical Requirements:
This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required; therefore, professional appearance and appropriate business attire are expected.

This position is a safety sensitive position and includes tasks or duties that could affect the safety and health of the employee performing the task and others. This position requires safety training provided by the company.
Travel Requirements:
Occasional travel may be required. A valid driver's license and active vehicle insurance is required at all times.
