Reports to: Director of Facilities and Project Management

FLSA Status: Exempt

Summary:

The Maintenance Custodian is responsible for the daily activities of facilitating repairs at the facilities and or/office spaces, including improvements and inspections. This position will collaborate with housekeeping staff, to update logs, conduct inspections and maintain vendor relations to ensure facility or office spaces follow city and department of Building codes. Collaborate with Directors and Administrators to ensure maintenance plans are set according to facility goals and federal, state and city regulations. This position must ensure that the goals and objectives of the department are consistent and supportive of the NAICA mission.

Responsibilities:

  • Assistance and guide to Housekeeping and Maintenance Staff.
  • Participate in development of maintenance plans to include planning for infra-structure upgrades, equipment replacements and building modifications to ensure the buildings future capabilities are maintained.
  • Make recommendations for changes to existing policies and procedures.
  • Plan and Organize facilities and or/office spaces maintenance activities.
  • Conduct daily, weekly, and monthly walkthroughs of facilities and office spaces using the NAICA facility inspection form.
  • Perform minor and routine maintenance repairs, as needed.
  • Oversee internal and external facility related systems, tests, and inspections, including Boiler, elevator, exterminations, sprinklers, standpipe system, fire pump, generator, fire systems, extinguishers, smoke detectors and carbon monoxide detectors.
  • Manage state and city facility inspections with Directors or Administrators
  • Manage work orders and ensure completion of tasks in a timely manner.
  • Submit daily report on facilities and or/office space activities.
  • Prepare monthly report on completed projects, schedule preventative maintenance and work orders.
  • Respond to emergencies during off hours and resolve issues.
  • Ensure compliance with city, state and federal building codes.
  • Assist with training and coaching of maintenance staff on safety methods, and use of equipment and tools.
  • Identify materials, tools or supplies needed and submit purchase order for approval.
  • Keep inventory of supplies and equipment.
  • Attend and participate in facility and management meetings as scheduled.
  • Maintain ongoing communication with Managers, Directors and stake holders about facilities issues.
  • Work diplomatically to solve problems in the facilities and/or office spaces.
  • Other duties as assigned

Required skills and abilities:

  • Fire Safety certification: S95
  • NY Valid Driver License
  • Skilled in HVAC maintenance and repairs.
  • Experience with electrical and plumbing repairs.
  • Excellent verbal and written communication.
  • Ability to multiple tasks effectively and under pressure.

Education and Experience:

  • High school diploma or GED
  • At least three (3) years of increasingly responsible facility maintenance experience in a residential facility, including some lead supervisory experience of at least three (3) staff.

Physical Requirements:

  • Frequent bending, lifting, reaching, and extended walking.
  • Lift and/or carry up to 75 pounds.
