Role Summary:

The Maintenance Custodian is tasked with overseeing the daily operations related to repairs and enhancements within facilities and office environments. This role involves close collaboration with housekeeping personnel to maintain accurate logs, perform inspections, and uphold vendor relationships, ensuring compliance with municipal and departmental building regulations. The position requires working alongside Directors and Administrators to align maintenance strategies with organizational objectives and adhere to applicable federal, state, and local laws. The Maintenance Custodian plays a crucial role in supporting the mission of the Neighborhood Association.

Key Responsibilities:

  • Provide guidance and support to Housekeeping and Maintenance Teams.
  • Engage in the formulation of maintenance strategies, including planning for infrastructure upgrades, equipment replacements, and modifications to ensure the longevity of facilities.
  • Recommend improvements to existing policies and procedures.
  • Organize and plan maintenance activities for facilities and office environments.
  • Conduct regular walkthroughs of facilities and office spaces utilizing the designated inspection forms.
  • Perform minor and routine maintenance tasks as required.
  • Oversee internal and external facility systems, including but not limited to boiler systems, elevators, pest control, sprinkler systems, fire safety systems, and carbon monoxide detectors.
  • Coordinate state and local facility inspections with relevant Directors or Administrators.
  • Manage work orders and ensure timely completion of assigned tasks.
  • Prepare daily reports detailing activities related to facilities and office spaces.
  • Compile monthly reports on completed projects, scheduled preventative maintenance, and outstanding work orders.
  • Respond to emergency situations outside of regular hours and resolve issues as they arise.
  • Ensure adherence to city, state, and federal building codes.
  • Assist in training and mentoring maintenance staff on safety protocols and equipment usage.
  • Identify necessary materials, tools, or supplies and submit purchase orders for approval.
  • Maintain an inventory of supplies and equipment.
  • Participate in facility and management meetings as scheduled.
  • Maintain open communication with Managers, Directors, and stakeholders regarding facility-related matters.
  • Work collaboratively to address and resolve issues within facilities and office spaces.
  • Perform additional duties as assigned.

Required Skills and Qualifications:

  • Fire Safety Certification: S95
  • Valid Driver's License in New York
  • Proficient in HVAC maintenance and repairs.
  • Experience in electrical and plumbing repairs.
  • Strong verbal and written communication skills.
  • Ability to manage multiple tasks effectively under pressure.

Education and Experience:

  • High school diploma or GED equivalent.
  • A minimum of three (3) years of progressively responsible experience in facility maintenance within a residential setting, including supervisory experience with at least three (3) staff members.

Physical Requirements:

  • Frequent bending, lifting, reaching, and extended walking.
  • Ability to lift and/or carry up to 75 pounds.
