Responsibilities
The Purchasing Manager will oversee a team of purchasing agents and coordinators in the execution of the department’s daily operations supporting the delivery of job starts in a timely and cost-effective manner in conformance with company policies, procedures, schedules and budgets. Responsibilities include, but are not limited to:
  • Participate in job start process and manage the purchasing agents and coordinators in this process from preliminary budget review to correction and finally job start.
  • Support Construction and Sales departments through processing of POs, plans and other documents as required.
  • Control, develop and produce approved budgets and proformas with input from appropriate internal departments.
  • Study existing or new architectural plans and keep abreast of changes impacting supply of materials to reassess and update budgets and amend forecasts.
  • Address and resolve issues involving trades and/or builders, as needed and oversee the purchasing agents in their accomplishment of this task.
  • Prepare select quantity take-offs for budgeting purposes.  Manage and maintain take-offs within the software utilized by the company.
  • Review outside estimator takeoffs and review bids from trades for accuracy and best value / best cost.
  • Participate in liaison between subcontractors, construction, marketing, and sales.
  • Participate in the review of variances and make corrections as needed to improve budget accuracy and support to the field operations.
  • Participate in the development of new subcontractors and or suppliers while maintaining and monitoring existing ones.
  • Participate in the negotiation and solicitation of best price/value combination from suppliers and trade contractors.
  • Participate in site visits and work with construction team members to check performance of trades against scope of work/contract.
  • Performs other duties as requested, in support of the overall operation of the company.
 Qualifications
  • Solid understanding of purchasing principles and practices.
  • Experience with Brix and Build-Pro (Hyphen Solutions) is strongly preferred.
  • Knowledge of all construction categories and materials.
  • Bachelor’s degree, preferably in Construction Management, Architecture, Construction Engineering or related field.
  • Minimum of 3+ years’ experience in the residential construction industry, estimating and purchasing.
  • Experience reading engineering and architectural plans required.
  • Field experience preferred (as builder, trade or relevant position).
  • Prior experience in preparing and analyzing budgets.
  • Working knowledge of house building and construction material purchasing.
  • Excellent communication (Written and verbal) and negotiating skills with various stakeholders.
  • Excellent math skills with the ability to analyze, look for trends and superior estimating skills.
  • Excellent computer skills using Excel and other quantitative tools.
  • Strong organizational and time management skills.
  • Ability to meet tight deadlines and work well under pressure.
  • Ability to multitask.
  • Ability to work independently without supervision, be self-directed and demonstrate initiative.
